Subject: Microage
Jonathan Brinston called this a.m. to talk. about the. screening fence. requirement between Microage and
Bert Wheeler's residential property. He and John were wondering if there is some way they could
postpone erecting a wood screening. fence until that property develops. He said the existing green area
(grass S trees) form a really pretty buffer and a wood fence would soon look bad, and he and John
wondered if they might submit some kind. of letter which formed an agreement to the effect that Microage
would build the fence when redevelopment of the property takes place.
I said I would ask! Got. any ideas how this can be fiandled? I'm sure you want .another development
agreement with the Hamm Corporation, don't you!

RE: Microage Office Building.
Attached is a copy of the site plan that staff reviewed. for the new Microage office building on
University Drive East. Staff reviewed the site plan conceptually; however, there were several
items that. must be addressed before a complete site .plan review can occur. There were two items
in particular that were identified during the .conceptual review that could potentially cause a
substantial redesign. One of the items is a shared access easement between the subject property
and the Marriott Towne Place Suites development. Only one shared driveway will be allowed for
both properties-along University Drive. There is also a 20' parking lot setback, which includes
driving aisles, in the Overlay zoning district along University Drive.
Please address the redlined comments on the site plan. Once all items have been addressed,
submit 10 copies of the revised site plan, the $100 application fee and the attached redlines by
noon on any Wednesday for complete staff review. If there are redlined comments that you are
not able to address, please include a letter explaining the details. to be .reviewed by staff.

before combustibles can be brought on any site.

17. All plans must include irrigation systems for landscaping. Irrigation meters are separate from the regular. water
systems for buildings. and must be sized accordingly and include backflow prevention protection.

Dear Ms. Volk,
The following comments shall address the issues the design team has chosen to respond to
in written form: rather than on the drawings.
1. Samples of exterior. building materials are a part of this submittal. Refer to Drawing set for
exteriorelevations. Elevations can be found on Drawing A5-1.
2. The Delivery Zone located on the South side of the site is intended to accommodate
typical delivery vehicle's. Typical delivery vehicles include UPS, FedEX, and any .other
shipping service company vans. Vehicles with more than two axles'would be prohibited.
The Delivery Zone is not a dock. The Delivery Zone has a 8' X 8' coiling door that allows
for ease of receiving and loading of computer equipment.
3. In regards to the shared access issue, none. is required.
4. The current parking count is 85. This is based on GSF. Please review attached document
that describes areas that could be subtracted from the GSF to reduce the count to 74.
5. A copy of the Fire Sprinkler Plans and Specifications.,will be submitted to City of College
Station upon our receipt firom Contractor.
6. A copy of the fire Alarm Plans and Specifications will be submitted to City of College
Station upon our receipt from Contractor.

As you might have noticed if you have passed by the construction site of our new facility at 1400
E. University Drive we are finally making significant. progress. One question that has arisen is
signage and signage location. Tam writing you this letterto request your review of our proposed
sign location.
Si na a Desi ng_/ Proposed Location:
At present, we are considering a 5' x 10' monument sign. made of slate identical to that on the
exterior of the building. We would like to locate the sign as close to the entrance and University
Drive as possible. Enclosed is a site plan, on which I have drawn two rectangular boxes in red.
ink representing proposed'locations of our sign. '1 h~.y are mumbered #1 and #2 in the order of our
preference.
Plan Comments:
Two items on this plan that need correcfiing. First, the Location of the gas line is incorrect. The
line. does not run in front of our-building, parallel to University Drive, and then south along the
east wall of the building towards the back. Instead, the gas line cuts diagonally across the parking
lotto the southwest. corner of the building and terminates towards the middle of the rear wall (see
red gas line drawn on plan). Secondly, -the double check valve (item #7 under Key Notes) is now
located inside the building in a vaultin the northwest corner.
Possible Obstacles to Proposed Locations:
1. Location # 1 is close to a fire hydrant. ~ If this violates code, is it possible to move the fire
hydrant to the other side of our University entrance in approximately the same location?
2. We realize that we are proposing locating our sign in a utility easement. As such, MicroAge
assumes responsibility for any cost to rebuild our sign should it interfere with servicing
underground utilities.
As I mentioned, construction is proceeding at a steady pace and it is important that we determine

I talked to Tony. He has several duct banks within the easement, however they are confined in a 3 to 4
foot area on the University side of the easement. Plans also indicate a gas line in the easement also on
the University side of the easement.
As I recall in the discussion with TxDOT, their current widening effort will .only move the back-of-curb
roadway distance approximately 12 feet. This should not cause the relocation of our sanitary sewer and
water from their right-of--way.
I believe you indicated that their proposed sign would be supported by a single support. I can not foresee
any immediate problem with allowing their sign to be located within the easement. Jt is preferred that it
be on the west side of the driveway because services to theirfacility are on the east and other utilities
within the. easement appear to move toward the center of the utility easement as they progress further
east.

The revised landscape plan came in today and they've screened both. parking areas well. They ve
included a tree protection note; and I was going to attach, a copy of our barricade rules. to the plans, but I
can't find it! Where is our definition of what constitutes a proper barricade? Thee revised parking can
simply be written in red on the plans.

Building permit issuance of the Microage Office Building on iJniversity Drive.
Attached is a building permit application that needs to be completed and submitted before the
building permit can be issued. I've also put together the following list of items and/or fees that
must also be taken care of prior to permit issuance:
Water and sewer tap fees in the amount of $1300
1 1/2"Domestic Water Tap - $800
3/4" Irrigation Water Tap - $400
6" Sanitary Sewer Tap inspection fee - $100 (The contractor makes the tap.)
Temporary electrical pole fee in the amount of $45.
Completed application for Building Permit (see attached),
® Building .permit fees. (Staff will calculate the amount once the application is returned.)
The Contractor's signature on the development permit. We have the completed
application and associated .fees. Staff will issue the development permit once it is
signed by the contractor or property owner.
We are still .working with the Texas Department of Transportation (TxDOT) .and the project
engineer at Kling Engineering on the site drainage issues. Please be aware that n® work is
allowed in the University Drive right-of--way until TxDOT issues the necessary' permits.
