The purpose of this letter is to introduce you to Freebirds World Burrito Restaurant's intent
to modify the exterior of our location at 319 University Drive in College Station. Because
the store is located in the historical Northgate area, we could be eligible to receive 71-83%
of the funding required to complete the work through the Facade Improvement Program.
We not only wanted you to be aware of our intent to alter the store's exterior and seek
financial assistance but we also wanted to establish an open dialogue for the exchange of
ideas concerning the project.
As the plan continues to develop, we would like to schedule a meeting where any ideas.
can be discussed. Until that time, we feel it would be easiest to communicate through
letters, e=mail, faxes and telephone conversations.
Attached are some descriptions and illustrations of the direction we are headed at this
time. Please feel free to comment on any or all of these ideas.

Currently, the Patricia Street entrance of Freebirds World Burrito at Northgate is
considered the ``back door". With the. improvements- to the Northgate District,, this
door will essehtially become a front door. The following is a list- of changes we
would like to make:
• Storage: We need ah additional 32 square feet of storage space for the store
to function .properly. In the past, additions were made to the exterior
(extrusions) to facilitate growing business. These additions were .made without
regard to aesthetics. Visibly, there are three obvious additions: service storage
area, cooler and dry .goods storage. We propose to build the additional
storage while unifying the entire extrusion by having a continuous shed roof
and a continuous exterior wall covering.
• Canopy: Installing a canopy would ease the transition between the. exterior
and interior. The changes to our parking lot and the addition of a canopy would
provide a convenient area for "drop-offs" during -bad weather.
• Hide the mechanicalelements: The proposed shed roof would hide the air
conditioning units over the cooler while making .them more efficient due to-the
shade created. Large vents would need to be built into the .west facade of the
addition to facilitate the needs of these units. We would prefer to hide the
electrical and telephone wires as well.
• Door: We propose to replace the current metal door with a .glass door. This
would further ease the interior/exterior transition, allow natural light inside and
restrain customers from hitting others on the other side. A glass door would
also emphasize the shift from "back door" to "front door".
• Mural: We think it would be fun to have a mural covering the vertical walls of
the entire extrusion. The mural will continue on the corresponding wall inside
the store to further ease the interior/exterior transition and create the illusion of
the entire project piercing: through .the brick facade (see reference in red on
Plan, next page). We have found an exceptional muralist in Chad Mallam, an
architecture student at A&M. His work is colorful, sophisticated and busy. He
has proven his talent in painting the restroom walls at our store on Texas..
Avenue. Currently, he is producing asmall-scale version of our intentions for

• Signage: We -feel ,our current signage is inadequate in portraying. the
progressive but historical image outlined in Northgate Design Guidelines..
.Although signage doesn't seem to fall into the parameters of the Facade
Improvement Program, we believe changing the design to satisfy the Northgate
Design Guidelines while incorporating our own image- would be a definite
improvement. We have no concrete ideas for the new signage as of yet.

Dear Mr. Hanna:
Thank you for keeping us informed of your on-going plans to add onto the Freebirds building in
Northgaie. We hope to continue to support and encourage improvements to the area, and are therefore
glad to see that your intent is obviously to provide additional amenities to the rear of the site.
The following concepts are in line with the Northgate plans and. guidelines:
1. Consolidation of the storage areas into one.
2. Screening of mechanical elements.
3. Creation of a back entrance with a more attractive door.
4. Addition of a mural or other form of artwork.
The written .description of the work you intend to do seems to be generally in conformance with the
Northgate Guidelines. However, I am concerned that the graphic depiction may not gain NRB approval.
If you will recall, the NltB had expressed the goal. of having the addition "look like it's been there" and
"be an improvement to the existing conditions". To that end, I think that the addition should match or
coordinate with the architectural style, materials, and colors of the existing building. The white building
with a sloping roof does not seem to be similar to the brick building with a flat roof.
Pflease let us know when you are ready to return to the NRB for review of your plans. In order for the
Staff to set up a meeting, we will need to be in receipt of a site plan as well as mural details. Your
proposed sign will need Nita approval as well, but. can be reviewed at a separate meeting if need be.

Freebird's Storage Building Addition

NRB Subcommittee: Julius Gribou, Charles Anderson, Cheryl Anz, Veronica Morgan & Jane Kee.

On Wednesday, February 25, 1998 the NRB Subcommittee met to discuss the storage building addition
at 319 University Drive. The Subcommittee did not have enough information to make a decision and
gave the following suggestions to the applicant:
A complete site plan should be submitted that shows the final parking lot configuration associated
with the Patricia Street project. The Subcommittee needs to see where the existing storage
building and the proposed expansion is located with respect to the adjacent parking. The expansion
cannot interfere with the parking currently under construction.
_ The proposed addition should be an improvement to the existing conditions. It should not look like
it's been added; instead, the addition should look like it's been. there.
_ The door to the storage building should not open out onto the promenade section.
The applicant agreed to address the above mentioned.. suggestions and work with staff on a complete
submittal,. Once everything is submitted to staff for review, another NRB Subcommittee meeting will be
scheduled.

and we thought maybe a response letter would be in order. apparently, he wants to keep us involved as
to their latest design ideas. when i Took at what. they are trying to do, and look at the nrb report, i have
my doubts that they are really meeting nrb expectations. but i was not at that meeting, an this is really
the first i've heard of any of this.
i started to write a letter but only got as far as addressing it. then i thought that maybe the letter ought to
come from one of the cooks that. was in that soup. i don't mind- drafting one if you like, but i need to
touch base with you first.
