Building separation is a minimum of 15 feet. ^ 2. Building setbacks are outlined in Ordinance 1638, Zoning Ordinance, Table A (Sec. 7, P. 30). l~/ 3. Minimum parking space is 9' X 20', or on a perimeter row, 9' x 18' with a 2' overhang. O .Minimum drive width is 23' with. head-in parking or 20' without parking. 5. Raised landscaped islands, (6" raised curb) of a minimum of 180 sq. ft. are located at both ends of every parking row. Additionally, 180 sq. ft. of landscaping for every 15 interior parking spaces must be provided. ~~ ^ 6. Streetscape compliance is required which involves special plantings along streets specified in the City's Streetscape Plana ~7. A 6" raised curb is required around all edges of all parts of all paved areas without exception. (98-401) The development review .staff reviewed the above mentioned preliminary plat on Monday, January 26, 1998 and made the following comments. The following is a list of ordinance requirements identified by staff. This list does not relieve the applicant of total .compliance with all current ordinance requirements. Ordinance Requirements: Site Plan Related.• _ Show the. proposed dumpster location and .any necessary .screening. The proposed driveway radii at the entrance driveway. must be a minimum of 15'. Dimension the throat length of the entrance driveway. .Show or note the distance to the nearest fire hydrant. Show or note the distance to adjacent driveways. Label the Texas Avenue frontage road. Provide a sidewalk along the Texas Avenue frontage. _ Submit a conceptual floor plan to clearly. show the separation of "office" and "staging" areas to verify the parking requirements. .Show and label .the sidewalk near the entrance of the building. Staff Review .Sherwin Williams Case #98-401 Page Z of 3 Ordinance Requirements f cont.l: Site Plan Related.• Note the sizes of the sanitary sewer and waterlines located along the rear of the property. _ Provide minimum, maximum .and average demands for domestic water, irrigation and sanitary sewer. _ Submit a drainage. report or letter addressing the drainage on the site including the additional impervious cover. _ Submit an irrigation :plan. to be approved and installed prior to issuance of a Certificate of Occupancy. _ Show the extent of the. 25' utility easement. (The proposed 1" water meter must be located within a public utility easement.) _ Provide more. detail in the "Location Map" to show the exact location of the property. At least 50% of the landscape points must be composed of canopy trees. _ Streetscape Points Required = 300 points for every 50' of street frontage + 1 Live Oak for every 60' of frontage. 75' frontage - 24' drive = 51' of frontage for Streetscape. calculation 51' / SO x 300 = 300 points Note: These points must be .planted in the front 24' of the site and contain at least one Live Oak plus. additional plantings to meet point and parking screening. requirements. SOO Landscape Points + 300 Streetscape Points= 800 TOTAL POINTS REQUIRED Staff Review Sherwin Williams Case #98-401 Page 2 of 3 Comments/Concerns: _ The proposed zero lot line construction must meet building code requirements. _ Provide electrical service requirements for the proposed building. The service will be underground from the building to the power pole. The- owner is responsible for the installation of conduit from the building to the power pole per City specifications. The owner is also responsible for 20% of the total cost of electrical service. Coordinate electrical service details with Electrical Operations Coordinator Tony Michalsky at (409) 764-3660. Place one 2" conduit from the outside building termination to the nearest power pole in the rear of the property -within the 25' utility easement.. Stub the conduit up 4' at the building location and 6" at the base of the pole. The building termination must be within 20' of power; if not, a. 8' x 5/8" ground rod must be provided and placed by the developer. Coordinate telephone service details with G.T.E. Representative Laverne Akin at (409) 821-4723. _ The closest natural gas main is near the intersection of Deacon -and Texas Avenue; therefore, gas. is not available to the site.
