The Planning & Zoning Commission will consider this plat at the regular meeting
~; on Thursday, December 3, 1998 at 7:00 p.m. in the Gity Hall council Chambers
at 1101' Texas Avenue South, College Station, Texas.
If there are changes required indicated by redlines on the attached plat that you
are unable to make, please address those items and give reasons for not making
the changes in a letter accompanying the revised plat.

Re: Oversize Participation for west Ridge Drive in Steeplechase Subdivision
Dear Veronica:
Following our conversation Tuesday regardingthe phasing scheme of the
Steeplechase Subdivision, I computed the cost of West Ridge Drive in each of the three
phases currently being planned.. They are as follows:
Phase I $ 9,725.27
Phase II 14,171.12
Phase III 3; 890.11
Total $27,786.50
If oversize participation is approved by the City of College Station, please prepare
the appropriate accounting documents so the developers can draw upon these funds as
each phase is constructed. Thank you.

Final Plat of Phase One:
Dear Shirley:
Attached please find ten (10) folded blueline prints ofthe above referenced Master Preliminary
Plat, revised as per City Staff Comments. I submit the following answers/comments to the questions
as number on the attached staff red-lined print:
1. This is a Master Preliminary Plat, the other was a Master Development Plan.. The heavy
boundary line represents the .limits of property now owned by the Developer. If the
proposed R-1 Zone is approved, the Developer will submit a Preliminary Plat for that area
also.
2. It is a timing issue. If easements can be obtained from the adjoining property owners and
the design of the Phase Two sewer line completed prior to the actual construction of the
Phase One lines, we will redesign the Phase One lines to outfall through the Park.
Also attached is the mylar of the Master Preliminary Plat.
As requested, I have included ten (10) folded blueline prints of the Final Plat for Phase One
without revisions. The signed mylar original will be submitted as soon as street light easement
information has been received and added.
