RE: Preliminary Plat of NANTUCKET COVE
Brazos County, and College Station ETJ
Dear Shirley:
Pursuant to the request of Mr. Steve Arden relative to the above named project, we submit
the following additional information and ten (10} prints of the revised preliminary plat for your use:
1. .The maximum culdesac length is approximately 1400' as measured from the intersection
of Wayfarer Lane and Nantucket Drive. The City subdivision regulations identify that the
maximum culdesac length should not exceed 600'. A culdesac of that length containing
minimum width lots. would yield approximately 25 total lots. As a comparison, this large
acreage lot development will have. a maximum of 14 lots plus. the 2 lots on Nantucket
Drive. The resultant density is less than the hypothetical case described above and we
believe meets the intent of the ordinance. Please include in our submittal application this
formal request of a variance on the culdesac length.
2. The diagonally dashed line shown on the plat is an old ranch road and will no longer be
utilized. We have made a notation of this on the plat.
3. The easement along the common line of Lots 11 and 12 has been revised on the plat to
indicate a 30' wide drainage and utility easement. This adjustment is necessary in order
to accommodate the drainage at the west end of Andover Court.
