Staff reviewed the .above mentioned Preliminary Plat for the Texas World Speedway submitted on Wednesday, September 23, 1998. Unfortunately, we are not able to process the Plat and forward it to the Planning and Zoning Commission until the following concerns are addressed: According to the Thoroughfare Plan, there is a future minor arterial and 90' wide _ right-of--way to be located on this property. (See the attached Thoroughfare Plan.) For more information pertaining to the alignment of this arterial, contact ~ Transportation Planner Ed Hard at (409) 764-3570. Provide access and utility easements to all lots if they are not located adjacent to a public right-of--way. ` ~ Staff noticed that several items were missing .that are listed on the Preliminary Plat checklist. The revised Preliminary Plat must include all items on the checklist. Once. you have addressed the items listed above, submit the following information on an established deadline date to be reviewed by staff and scheduled for a future Commission meeting: 12 copies of the revised Preliminary Plat; a copy of the Preliminary Plat checklist with all items checked off and included on the revised Plat. If there are comments that you are not able to address, submit a letter addressing those items to be reviewed by staff with the revised Plat. So to get things off dead center Jane a reed to:have him submit a fiinal plat: on the 9+ acres only and to ask the P&Z to grant a 9. variance to the subd. regs to the requirement of the prel. plat. So, I just talked. to Martin .Riley and he said he would not be able to meet today's deadline because of the information he is required to turn in with a final plat. Keep in mind that while we won't process a preliminary plat which doesn't show the street, the county might! Guess we'll see how this goes. ' i
