Field notes of a 2.15.95. acre tract or parcel of land, lying and. being situated
in the. Robert Stevenson Survey, Abstract No. 54, Brazos County,: Texas, and
being part of the. 100 acre tract described in the deed (conveying an undivided
'/. interest) from A: S. McSvvain to A. S. McSwain, Jr.,` et ali, recorded in Volume
335, Page 556, bf the Deed Rect~rds of Brazos County, Texas,: and part of the
1 17% acre tract .described in the deed from R. F. McSwain and wife Elizabeth
McSwain to, A. S. McSwain, recorded. in Volume 164, Page. 419, of the Deed
Records of Brazos County, Texas, and being more particularly described as
follows:
BEGINNING at the crosstie fence corner found marking the common
southerly 'corner of the beforementioned 100 acre tract and the 158 acre tract
described in'the deed to Wayne A. Dunlap and Thomas L. Brown, recorded in
Volume 283, Page 382, of the Deed Records of Brazos County, Texas, a %" iron
rod found at 6" .creosote post fence corner marking the west corner of the
734.96 acre tract described in the deed to Robert B. Waltman, et ux'and Timothy
J. Crowley, recorded in Volume 1158, Page 90, of the Official Records of Brazos
County; Texas, 'bears S 44° 46' 54" W - 2025.92 feet;
THENCE N -46° 02' 08" W along the common line between the
beforementioned 100 acre tract and the 158-acre tract, adjacent to a fence, at
a distance of 960.1 feet a 14" post oak tree with wire bears southwest 3.0 feet,
at a distance of 2$09.1. feet passe a 4" creosote fence post,. continue on for a.
total distance of ,3396.20 feet to a crosstie fence corner found marking... the
intersection: of the. southw
est Irne of the said 10Q acre tract with the southeast
fenced Line of Barron Road;
THENCE along the southeast fenced' Fine of Barron Road as follows:
N 44° 22'.47" E 799.39,feet to a crosstie,
N 45° 56' 36" E 434.93 feet to a crosstie,
N 46° 36' 07" E 230.04 feet to a %" iron rod set in the middle of
the entrance road to the McSwain-Glenn Well,
N 46° 29' 16" E 1327.63 feet. to an 8" creosote posh fence
corner.. found marking the intersection of th'e
common line between the beforementioned
117'/z acre tract and the 50 acre tract described
in the deed to Anna McClellan Ferguson
(undivided %" interest) recorded in Volume 304,
Page 182, of .the Deed Records of Brazos
County, Texas, with the beforementioned
southeast fence line of Barron Road;
THENCE S 45° 42' O7" E along the common .line between. the
beforementioned 117%_acre tract and the 50 acre tract, adjacent to a fence, at
a distance of 591.5 feet pass a 20" post oak tree with wire, at a distance of
2785.0 feet a :crosstie fence post bears southwest 1.0 feet, continue on fol- a
total distance of 3346.1 O feet to a 6" cedar post fence corner found .marking the
east corner of the said 117% acre .tract, same being in the northwest line of the
beforementioned 734.96 acre tract;
THENCE along the common line between the beforementioned 1 17%. acre
tract, the 100 acre tract and the 734.96 acre tract, adjacent to a fence, as
follows:
