Smith 16.2 Acre Tract located approximately 1000 feet from the intersection of FM 2818 and State Highway 6 Frontage road. (98-321) ~'~ Item Summary: This preliminary plan is composed of 2 reserve tracts and 1 proposed 21ot subdivision. The proposed Dartmouth alignment is shown as itpasses through the 6.98 acre ' reserve tract. This master plan will proceed the final platting of the Southpark Subdivision as reflected onthis plan. I ~I Item Background: NA Budgetary & Financial Summary: NA f Staff Recommendations: Staff recommends that the Planning and Zoning Commission recommend approval of the Master Preliminary Plan to the City Council. i ~ Related Advisory Board Recommendations: NA I City Attorney Recommendation/Comments: NA Commission Action Options: The Commission acts as a recommending body on the question of the. master development. plan, which will be ultimately decided by City Council. The options regarding .the master development plan are approval as submitted, approval with conditions, or denial. Defer action, or table only at applicant's request. Supporting Materials: 1. Copy of Master Preliminary Plan o:\group\deve_ser\stfrpt\98-321. doc ENGINEERING Water: There is a 24 inch public water main on the north side of FM 2818 and a 12 inch water line on the south side of FM 2818 at the east property corner of this property. ' The applicant is proposing to extend at least an 8 inch water line under FM 2818 to serve the proposed development. Construction drawings will be required at time of final plat. Sewer: There is an 8 inch sanitary sewer main located just. to the west of this property on the south side of FM 2818. The .applicant is proposing to extend at least an 8 inch. sewer line along the FM 2818 right-of--way to provide .service to the proposed development. Streets: The proposed Dartmouth alignment is reflected on the 6.98 acre reserve tract !I and will be required to be built as that reserve tract is final platted. Off-site Easements: None Sidewalks: Sidewalks are required on both sides of Dartmouth and on both sides of FM 2818 at the time of final platting the properties that have street frontage. Drainage: The proposed developments will be required to meet the requirements of the City of College Station's Drainage Policy and Design Standards. Flood Plain: According to the FEMA maps, a portion of the 4.8 acre. reserve tract (located on the' north side of FM 2818) is located within the 100. year flood hazard area:. Oversize request: See Budgetary and Financial Summary Section. Parkland Dedication: Parkland will be determined at time of final platting, if required. Impact Fees: None.
