Item: Master preliminary plat of the Carter Lake Subdivision, Sections 5 and 6, consisting of
19.29 acres divided into four lots and one reserve tract located in the City's ETJ (Extra Territorial
Jurisdiction) on Harris Drive and Bradley Road, one-fourth mile northeast of Rock Prairie Road.

Item Summary: This master preliminary plaf creates. four lots and one reserve tract. Section 5
will have access from Harris Drive. Section 6 will have access from Harris Drive and Bradley
Road. An additional 5' strip of right-of way (0.04 .acres) from Lot 2, Section 6 for Bradley Road
will be dedicated per the County's request. Water will be provided by Wellborn Special Utility
District.

Water: Water will be provided via Wellborn Special Utility District.
Sewer: There is no sanitary sewer service to these. lots. Individual septic systems will
be installed per Brazos County Health Department regulations.
Streets: No .streets are ;proposed or improved with this plat. An additional 5' strip of
right-of way {0.04 acres) is requested by the County for Bradley Road. This is reflected
on the preliminary plat.
Off-site Easements: None required.
Sidewalks: None.
Drainage: Will be reviewed by Brazos County.
.Flood Plain: No part of this plat is within the 100 year flood plain, .according to FEMA
FIRM no. 4804100205 C, dated July 2, 1992.
