Please address all staff comments on the preliminary plat and submit the following information by noon on Tuesday, July 28, 1998:: _ 10 copies of the revised preliminary plat, _ the. mylar original of the revised. preliminary plat, the mylar original of the nevi ed Master Plan; and, the attached redlined preliminary plat with staff comments. If there are comments that you are not able to address, please submit a letter stating why you were not able to make the t7ecessary changes. This letter will be included in the Planning and Zoning Commission packets for their consideration. The original Master Plan showed this connection and the developer is coming in with individual plats almost identical to thatpreviously approved Master Plan. So, no additional Council action is necessary. (Plus, we have already told the developer hat the plat will not have to go to Council.) We will however, inform Council of the connection in the future -during the street name change. V1Se have also notified the HOA presidents of both Fore and Woodcreek and given them copies of the plats for their information. Box 9960 College Station, Texas 77842 RE: Woodcreek Subdivision Revised Master Plan Preliminary Plat of Phases 10 A and 1 D-B Dear Natalie: As per our telephone conversation on 7/22/98, the following items were discussed on the above referenced project: 1) Construction drawings for the pavement and drainage infrastructure in Woodcreek Section 10-B shall include an appropriate upgrade and connection to the existing portion of Faulkner Drive. As the details are developed, we will prepare cost estimates and possibly a formal request for City Participation. 2j Relative to the existing creek along the west side of the proposed Woodcreek Section 10-A and i 0-B, the width of the i 00-year flood plain will be used to determine the limits of the proposed public drainage easements. If the 100-year water surface cannot be contained within the dedicated drainage easements in this development, then no easements will be provided. Instead, development on all lots adjacent to the creek will be controlled by establishing minimum finished floor elevations on the lots. Attached please find the mylar originals of the Revised Master Plan and the revised Preliminary Plat for Phase 10-A, plus the red-lined prelinvnary plat and ten (10} folded blueline prints.
