storage on site. All chemicals are stored on the vehicles and they are mixed at the job site. Employees
take the company vehicles home with them on evenings and weekends. No vehicles are. stored on site.
Acting Chairman Gribou closed the public hearing.
Commissioner Rife moved to approve the parking lot plan with all staff recommendations.
Commissioner Silvia seconded the motion which passed unopposed (5-0).
:AGENDA ITEM NO. 4: Consideration of a final plat for Edelweiss Phase 15-A, located
southwest of Edelweiss Phase 11 and north. of Edelweiss Avenue.
City Planner. Kee presented. the staff report and stated that this final plat is a portion of the Edelweiss
Estates Subdivision, located east of Wellborn Road and in the general vicinity of Rock Prairie Road.
This final .plat section is located north of Rock Prairie Road. It is in compliance with .the Master
Development Plan for this subdivision which was approved in September 1997. Staff recommended
approval of the final plat as submitted.
Commissioner Lightfoot moved to approve the final plat as submitted. Commissioner Parker seconded
.the motion which passed unopposed (S-0).
AGENDA TTEM NO. S: Consideration of a Master Preliminary Plat for Pebble Creek
Commercial Development Subdivision Phase I, bounded by Greens Prairie Road, Lake`vay
Drive, Venture Avenue and SH 6. (98-306)
City Planner Kee presented the staff report and stated that this plat contains approximately 44.17 acres
for future cornmercial development at the most westerly entrance to the Pebble Creek Subdivision. It is
being subdivided into 21ots and a reserve tract. Two lots are for more immediate development and the
larger 32 acre tract is for future development. The majority of the property is zoned C-1, with some
areas zoned M-1 and A-P that were remaining after the adjacent tracts were platted.
Ms. Kee explained that Staff reviewed this plat at a staff review meeting and there were several
comments made at the time. The applicant has addressed all comments except the following:
1 Remove note #3 - it is not applicable to this plat.
2. A clean-up rezoning may be required in the future at time of site plan approval.
3. The zoning information for the business park needs to be corrected.
4. l~erify' sewer location across Lrrkeway -future extension may be required when the reserve tract
comes in for final platting.
Staff recommended approval with the above referenced conditions.
Commissioner Parker moved to approve the Master Preliminary Plat with staff conditions.
Commissioner Silvia seconded the motion which passed unopposed (5-0).

SUBJECT: Master Plan -Future Phase of Pebble Creek; a master plan for 44.17 acres
located south of Greens Prairie Road between Greens Prairie and Venture Avenue,
west of Lakeway Drive and east of State Highway 6. (98-306)
The development review staff reviewed the above mentioned master plan on Tuesday, January 20,
1998 and made the following comments. The following is a list of ordinance requirements
identified by staff.. This .list does not relieve the applicant of total. compliance with all
current ordinance requirements.
Ordinance Requirements:
_ Change the name of the plat to a Master Preliminary Plat instead of a Master Plan. There
is enough information provided- so that lots 1 and 2 can go directly to a final plat. (If this
drawing remains a Master Plan, a subsequent preliminary plat will be required prior to the
final plat.)
Revise the title block to include a Phase number and the words "Not For Record".
Clarify general note #2. What "plat"' are you referencing?
Modify the property lines of lot 1 and the 32.5. acre reserve tract near the Parkview Circle
extension. 'The proposed 50' .public right-of--way cannot be owned by the adjacent
property owners. .(Partial streets may not be platted. The entire right-of--way width must
be included with a final plat.).
Provide the .zoning :information for the subject and adjacent properties as required in the
Subdivision Regulations. (The zoning information for the subject property should also be
included on the application.)
_ Frovide the topographical information including contours at 2' intervals, flow line
elevation of streams and wooded areas.

Is oversize participation being requested? If so, submit the necessary impact studies to
support the request.
In general note #3, remove the reference to the "cement stabilization base".
How will the proposed lots be served with public water and sewer service?
Comments/Concerns:
_ Show the existing easements along .Highway 6 and Greens Prairie Road that contain
existing utilities. Also show the existing on site utility easement that cover electrical lines.
The proposed street will need to have street lighting. Coordinate the street lighting design
and electrical service details with Electrical Operations Coordinator Tony Michalsky at

_ Coordinate telephone service details with GTE Representative Laverne Akin at (409) 821-
4723.
_ Coordinate gas service details, availability and meter locations with Lone Star Gas
Representative David borough at (409) 776-0627 or by mobile at 777-0305.
