HomeMy WebLinkAboutStaff ReportSTAFF REPORT Item: Consideration of a Master Preliminary Plat for Pebble Creek Commercial Development Subdivision -Phase I, bounded by Greens Prairie Road, Lakeway Drive, Venture Avenue and SH 6. (98-306) Item Summary: This plat contains approximately 44,17 acres for future commercial development at the most westerly entrance to the Pebble Creek Subdivision. It is being subdvided into 2 lots and a reserve tract. Two lots are for more immediate development and the larger 32 acre tract is for future development. The majority of the property is zoned C-l, with some areas zoned M-1 and A- Pthat were remaining after the adjacent tracts were platted. Policy Issue Statement: Civic Pride Citizens benefit from well-planned, attractive residential and commercial .areas, and from preserving historic areas. Item Background:Staffreuiewed this plat at a staff review meeting and there were several comments made at the time. The applicant has addressed all comments save the following: 1. Remove note #3 - it is not applicable to this plat. 2. A clean-up rezoning may be required in the future at time of site plan approval. 3. The zoning information for the business park needs to be corrected. 4. Verify sewer location across Lakeway -future extension maybe required when the reserve tract comes in for final platting. Sewer: There are existing sewer available to lot 1. The applicant is proposing an extension of the existing 8 inch sewer down Venture Avenue to provide service to Lot 2. See Note 4 above under "Item Background". Streetsi There are no new streets proposed with this plat. Off-site Easements: None.- Sidewalks: Sidewalks are existing on Lakeway and Venture Avenue. Drainage: Compliance with the Drainage Policy and Design Standards will be reviewed at the time of site plan review for commercial developments. Flood Plain: The latest Federal Emergency Management Agency (FEMA) Flood Insurance .Rate Maps show that no portion of the subdivision is located within the I, Regulatory 100 Year Floodplain. i Oversize request: See Budgetary and Financial Summary Section.
