SUBJECT: Preliminary Plat -Whispering Ridge
The following comments address questions you raised in the staff review meeting. They are as
follows:
The dimensions shown on Lots 9 and 10 are chords measured at the property line. A straight line
tangent to the property line at its mid-point would be more than 100 feet long on these lots. Lot 6
is about 200 feet wide at its mid-point. The configuration of Lot 6 demonstrates that a frontage
measurement on a 100 foot diameter cul-de-sac is not an appropriate measure of lot width for
large rural lots.
The Brazos County Subdivision and Development Regulations provide for the Commissioners'
Court approval of plats after approval and signing by proper officials of the City. A copy of the
preliminary plat has been delivered to the County Engineer with our request to notify the
Commissioner's Court of the beginning of the city's process as is required by regulation.
Notes have been added to the Preliminary Plat as requested and similar notes will appear on the
Final Plat.
The Vicinity Map has been upgraded to provide larger type. for the names of nearby roads.
Neither water, sewer or electrical service are to be provided by the City of College Station.
Electrical is by the City of Bryan and water is by Brushy Water Supply.
The setback lines are shown for the purpose of drawing future owners' attention to requirements
of the private restrictions on the lots in the subdivision. This is the customary practice and it
should be continued in areas where no zoning regulations exist, as is the case here. We intend to
have these lines on the final plat.

This property was conveyed in its present form by an instrument dated May 4, 1959 and filed in
Volume 197, page 109 of the Deed Records of Brazos County.
A note has been added concerning the basis of bearings.
We have contacted Laverne Akin of GTE and will contact her again prior to the start of street
construction.
We have contacted. Rick Fazzino of Lone Star Gas. This subdivision is beyond their present
lines and would be uneconomical to serve.
