Bypass College Station, TX 77845 Dear Mr. Hermann: This letter is in reference to your question about new street standards for the proposed Horse- Haven Estates. All streets within this subdivision must be built to the City of College Station's urban street design standards as discussed in the subdivision regulations, unless the city's rural residential regulations apply. In order to be considered for the rural standards, the property must be zoned A-OR and greater than 100 acres. Horse Haven Estates partially falls into this category (greater than 100 acres) and the other criteria is questionable, since Horse Haven is currently zoned A-0. An argument could be made that the rural standard is applicable in this case. Any street that is being_ constructed within the subdivision must be constructed to one of these standards (urban or rural). Attached are the requirements for both street sections. If you are. not constructing a street within the dedicated right-of--way, but rather a private driveway, then the driveway section of the Zoning Ordinance applies. He said that he's been working with Aldersgate Church on a possible shared use of the. roadway; however, they are not ready to make a decision or do anything with the Road now.. He would Jike to go ahead and move forward with the request for his development. We tallked about him. improving the road to hsdriveway location and relocating the existing gate. He is willing to do the improvements from what + understand. For any roadway improvements, the developer would have to assure dedication of a 60' :right=of--way as this roadway is reflected as a collector on the City of College Station's Thoroughfare Plan 4. Any roadway built: will have to meet the City's collector treet standards as to' the pavement thckness,'roadway section, curb and gutter, etc. The existing Aldersgate parking lot pavement may not meet these'standards. 5. If the exterior circulation aisle of the Aldersgate parking lot is dedicated and improved to meet City specifications as a collector roadway, thenthe parking lot on that south end of Aldersgate will have to be reconfigured.
