(98-246) Applicant: Mike McClure for Steve Arden Item Summary: This final plat matches the preliminary plat that was approved on November 5th 1998. This property is located in the ETJ just south and. adjacent to the Nantucket development. Nantucket Drive ends at this property and will be extended into this tract forming cul-de-sacs that will serve 141ots. The Land Use Plan shows the area as medium density single family residential with a density range of 3 to 6 dwelling units per acre. The proposed development will have roughly one unit for every 2 acres with lots sizes ranging from 1.4 to 3.1 acres. Staff Recommendations: Staff recommends approval. Streets: Nantucket Drive will be extended into the subdivision and terminate in a cul~-de- sac named Andover Court.. The length of the cul-de-sac is approximately 1400'. A variance to the cul-de-sac length has already been approved in November 1998. 'I Off-site Easements: N/A Sidewalks:. Sidewalks-are not required in ETJ areas. Drainage: Drainage will be provided though roadside ditches which will discharge between lots 11 & 12 to an existing pond just offthe property. Flood Plain: According to the FEMA maps this property is not located'in a 100 year flood hazard area.
