November 6, 1.998 City of College Station Planning & Zoning Commission College Station, Texas TO WHOM IT MAY CONCERN: On behalf of Raceway Limited Partnership, Owner of the land shown on the attached plat and designated as 9.606 acres Tract No. 1, Texas World Speedway, I hereby request a variance to_the City of College Station Subdivision Regulations to allow the Final Plat of this tract to be approved without the filing of a-Master Preliminary Plat of the entire 604.633 acres tract owned by the Partnership. Reasons for the request are as follows: (1) The 604.633 acres tract is now used as a speedway and will continue to be used as such in the future. (2) The platting of the entire property showing streets and roads would not be consistent with the anticipated use of of the property and would negatively impact the marketing of the entire Speedway. zt is important to keep the flexibity of marketing the property at a maximum and any encumbrances .such as proposed roads or steets would diminish this flexibility. This particularly tract is unique in respect to the present use of the property and the possibilities that exist for the benefit. of the Owner and the City of College Station. Any assistance that the Planning and Zoning Commission could give in furthering this development would be greatly appreciated and would be good for all parties involved. Staff reviewed the above mentioned final plat and had the following comments: - Add a general note that no private sewage facility may be installed on any lot in this subdivision without the issuance of a license by the Brazos County Health Unit under the provisions of the private facility regulations adopted by the Commissioners Court of Brazos County, pursuant to the provisions of Section 21.004. of the Texas Water Code. - How will water be provided to Tract 1? Please submit the following information by noon on Monday, :November 9, 1998 to be scheduled for the next available Planning and Zoning Commission meeting on Thursday, November 19,.1998: _ i 0 copies of the revised final plat; - the signed mylar original of the final plat to be filed at the Court House; - a Letter requesting a variance to the preliminary platting .requirements of the City's Subdivision Regulations and reasons for same; and, - a paid tax certificate for Tract 1. The Commission meeting in which this plat will be discussed is scheduled for Thursday, November 19, 1998 at 7:00 p.m. in the City Hall Council Chambers at 1101 Texas Avenue South.
