Item:. Public hearing and consideration of a resubdivision and Final Plat of approximately 43.2
acres divided into 2 M-1 lots located in the Business Center at College Station Phase II on the SE
corner of Gateway & State Hwy. 6 . (98-233)
Applicant: The. City of College Station
Item Summary: This resubdivision and final. plat of Phase 2 of the Business Center at College
Station divides 43.163 acres into 21ots and dedicates right of way for Lakeway Dr. and Gateway
Boulevard. This. is a change from the original Master`Plan which shows the area divided into 3
lots. This change has been made to accommodate the incoming tenants of the Business Center.
Lot 2, Block 4 will be 8 acres, and Lot' 1, Block 6 will be 30.743 acres. At this time, development
of Lakeway Dr. for the full length of Lot 1, Block 6 and development of the futurestreet along Lot
2, Block 4, are not being required since there is enough land in the reserve tract to support their
future construction. This phase is bound on the west by State. Highway 6 and on the north and east
by other existing or planned phases of the Business Center. On the south, this tract is bound by
undivided property which is zoned A-O. All of Phase 2 is zoned M-l, and the Land-Use Plan
shows the area as Industrial R&D.

ENGINEERING
Water: At this time the City is extending an 18 inch water line :down Lakeway Drive,
between Lot 1, Block b and Lot 2, Block.4, to the end of the development shown on the
plat. They will also be constructing an 8 inch line on the westside of Lot. 1, Block 6,
along the State Highway 6 frontage road. These will provide adequate water service to
the property.
Sewer: Will be provided through an existing 8 inch line to both lots. The line is also
situated so that it will be able to provide future service to the reserve tract.
Streets: The property is bound on the west by State Highway 6 frontage road. Gateway
.Boulevard and Lakeway Drive are both shown on the Thoroughfare Plan as major
collectors. This final'.: plat shows one hundred four feet of right of way for Gateway
Boulevard and 80 feet of right of way for Lakeway Drive. Development of Lakeway
Drive, for the full length of Lot 1, Block 6, as well as,.the future .street along'Lot 2,
Block 4, is not being required at this time as there is enough land in the reserve .tract to
support their future development.
Off-site Easements: N/A
Sidewalks: At the time of site development, sidewalks will be required on both sides
of Gateway Boulevard and Lakeway Drive. _
Drainage: The Business Center and the Pebble Creek area have agreed that along
stream AC-1, both property owners will provide for the ultimate 100 year flood to
be contained in a dedicated .drainage. easement in lieu of detention. This easement
will provide enough room for the. increased water surface elevation.
Flood Plain: According to FEMA maps the northern corner of Lot 2, Block 4 does
fall. into the 100 year flood hazard area... That area will need to be shown as an
easement that is protectedfrom encroachment.
