Item: Consideration of a final plate of Woodcreek Section 10-A being approximately :12.624 acres
located at the east end of Woodcreek Drive. (98-229)
Item Summary: This plat is one of two final plats that will extend Woodcreek Drive in 2 phases
to connect with Faulkner Drive in the FoxFire subdivision. This connection is shown on the City's
Thoroughfare Plan. No access points from lots will. be permitted on to Woodcreek Drive..
One of the conditions of approval of the Preliminary Plat was Ghat public drainage easements be
dedicated to encompass the 100 year water surface elevation of the existing ;creek. This
requirement has been met with this final plat.
Policy Issue Statement:
Civic Pride Citizens benefit from well-planned, .:attractive residential and
commercial areas, and from preserving historic areas.
Transportation/Mobility Citizens benefit from the ability: to move into, out of, and
within College Station in a safe etricient manner.

Item Background: This ,is one of the last remaining. undeveloped sections in the Woodcreek
3 Subdivision.. This development is in accordance with the Master Development Plan for the
Woodcreek Subdivision and the Preliminary Plat for Sections l0A & l OB recently reviewed by the
Commission on August 6, 1998.
Budgetary & Financial Summary: The applicant. has submitted an oversize participation request
for the 12 inch water line in Woodcreek Drive to be reviewed by City Council. The engineer's

calculations show that only an 8 inch line is required o provide fire.-protection to the subdivision.

Water: The 12 inch water main .located on the north side of Woodcreek Drive will be
extended to provide a future connection to the 6 inch line: on the north side of Faulkner
Drive. Fire protection and water service is provided to all lots.
Sewer: Sanitary sewer mains will be 'extended throughout the subdivision to provide
service to all lots.

Streets:. Woodcreek Drive will be built as a minor collector and Hackney Lane,
Weslayan Court and Boxelder Court will. be residential streets.
Off--site Easements: None
Sidewalks: Sidewalks will be required on both sides of Woodcreek .Drive' and .only on
~: one side of Hackney Lane and. Boxelder Court.
Drainage: Runoff from the :subdivision .will be handled in several small stormwater
detention areas; These will be contained within common areas maintained by the HOA.
The applicant has submitted a drainage report which is currently under review.

A variable width Public Utility and Drainage Easement is proposed .along the existing
~ creek .that, in conjunction with an existing 25 foot Public Drainage Easement, will
contain .the 100 year water, surface elevation width within the limits of the drainage
i easement.

Flood Plain: According to the FEMA maps this property is not located in a 100 year
flood hazard area.

Parkland Dedication: Previously dedicated with earlier-phases of Woodcreek.
