HomeMy WebLinkAboutStaff Report.STAFF REPORT Item: Consideration of a Replat of Tract "N" to create Lots 1N, 2N and 3N of the Ray Cowart Division, being approximately 20.5 acres in the City's ETJ (Extra Territorial Jurisdiction) located off of Peach Creek Road. (Planning Case No. 98-223) Item Summary: This replat will create 3 lots-out of 1 existing 20.5 acre tract of land. All three lots will have access to Peach Creek Road. There is significant amount of undetermined floodplain on these properties, but this should .not be a .problem since they are large acreage lots. Water service will be provided by Wellborn Water Supply Corp. Water service is proposed to come from Wellborn Water Supply Corporation. There is existing water. service across Peach Creek Road. Sewer: The sanitary sewer system shall comply with the requirements of the Teams State Department of Health. Any septic system shall be licensed through the Brazos County Health Department and be designed to meet theirstandards. Streets: None. Off-site Easements: None. Sidewalks: None. Drainage: Drainage will comply with Brazos County regulations. Flood Plain: The latest Federal Emergency Management Agency (FEMA) Flood Insurance. Rate Maps show that portions of each lot is located within the 100 year floodplain. The floodplain shown on the plat is similar to the floodplain shown on the latest FEMA maps.
