and I & GN Road: encompassing 15..24 acres divided into 10 lots.

Item Summary: This final plat creates 10 lots that will -have access ftom I & GN Road. No
additional right-of--way has been required by the County. Water will be provided by Wellborn
Special Utility District.

Item Background: This property is part of a previously recorded final plat, Plantation Meadow,
recorded in volume 1113, page 3.61 which was vacated by the owners and the Commissioners
Court of Brazos County as per instrument recorded in volume 1214, page 804.

Water: The water supply system shall comply with the, requirements of the Texas State
Department of Health. Water service is proposed to come from Wellborn Water Supply
Corporation.
Sewer: The sanitary sewer system shall comply with the requirements of the Texas
State Department of Health. Any septic system shall be licensed through the Brazos
County Health Department and be designed to meet their. standards.
Streets:. None.
Off-site Easements: None.
Sidewalks: None.
Drainage: Drainage will comply with.Brazos County regulations. The rear property
lines of the lots follows the center line of Wicker Branch.
Flood Plain: The latest. Federal Emergency Management Agency (FEMA) Flood
Insurance Rate. Maps show that no portion of this property is located within the 100 year
floodplain.
