Section 2 located at the southwest corner of the- Dexter and Southwest Parkway intersection.
Item Summary: The purpose for this vacating and resubdivision plat is to shift the lot lines and
remove various public easements that do not have any public utilities in them in arder to prepare
this property for development in the near future. The developer is proposing to construct
residential duplexes similar to those already existing in the area.

commercial areas, and from preserving historic areas.

City Attorney Recommendation/Comments: NA
Staff Recommendations: Staff recommends approval of this vacating and resubdivision final plat
with the following conditions:
• that the. 24 foot private access easement be recorded prior to the filing of this plat
• that adrainage-easement (public or private) be dedicated along S. Dexter Drive to cover
detention facilities - staff is currently working with Public Works to determine if it should be a
public drainage easement
• that public utility easements be provided for existing electrical transformers and electrical lines
serving the property
• that the 10 foot utility easement along SouthwestParkway be shown on this plat as a Public
Utility Easement
• that the 10 foot utility .easement running N-S through the property be made a public utility
easement and be centered upon our existing sanitary sewer line
• that a drainage report for the proposed detention facility be provided to staff for review prior to
filing of this final plat
• that the 13 foot remainder of the 26 foot utility easement be labeled on the adjoining lots for
clarity

ENGINEERING
Water: Existing infrastructure is .adequate for the use. An existing 6 inch water line is
located on the east side of South Dexter Drive.
Sewer: Existing :infrastructure is adequate for. the proposed use. There is an existing 6
inch sanitary sewer line located in the 10 foot public utility easement n,nning north -
south through these 7 dots. There is also. a 8 inch line on the north side of Southwest
Parkway:
Streets.: Dexter Street is existing. No public streets are proposed with this development.
Access to this development will be from Southwest Parkway via an existing alley.
Off-site Easements: The .applicant is currently working with the adjacent property
owners to dedicate a 24 foot wide private access easement thatwill cover the shared alley
between the two properties. This access easement must be recorded prior to the filing of
this plat.
Sidewalks: Sidewalks will be provided along the west side of South Dexter Drive in
accordance with the City of College Station Sidewalk Masterplan.
..Drainage: Stormwater detention will be provided in a shallow Swale along Dexter Drive
and connect via pipe to an existing storm drain on Southwest Parkway. A drainage
report will be provided to staff for review.
Flood Plain: The latest Federal Emergency Management Agency (FEMA) Flood
Insurance Rate Maps show ;that no portion of the subdivision is located within the
Regulatory 100 Year Floodplain.
Oversize request: None.
Parkland Dedication: Parkland dedication in the amount of $225 * 14 dwelling units =
$3,150 will be required with this final plat.
Impact Fees: None in this area.
