Attachment cc: Tony Jones, Legacy Construction, 2114 Southwood Drive, CS, TX 77840 Vase file #98-216 Home ofTexas.A&M University From: Lawrence Carter To: SVOLK cL1iCITY OF COLLEGE STATION.CITY HALL Date: 7/1 /98 10:04AM Subject: Re: Tony Jones' duplexes on Dexter Everything has been taken care.of on this. We talked to them this morning. They only have to call us and request that it be done and agree to pay the fee which is $15 per foot. In this case they need four 50ft'bores for a total fee of $3000.. They are aware of the cost and have agreed to pay so we do the work and bill them for it. »> Shirley Volk 06/30 5:1.4 PM »> I just talked to Tony a .few .minutes ago. and he said that he had visited with you, Bill, about the possibility of having the City to bore Dexter to get water to his duplex lots. Now he wants to place the order for that to happen,. but he can't find out how to go about doing it!!! I told him I can't tell him, but I will try to find out for him. Tony is going to be ou# of town for a few days, but whatever needs to be done on his end to get the ball rolling, Quinn Williams can do. His phone number is 695-9413. at the office and 222-8709 (pager). Do me a favor -whatever is done or told to Quinn to do, let me know, just to keep me in the .loop since I received the request. Thanks. k ~- Re: 'fonx Dories. Thanks Shirley for the followup. Jf you would, please call Tony and convey what you've found. I agree that this probably won't be pleasing to him, but we need to let him know what you found and you can articulate it much better than I can! »> Shirley Volk 06!25/98 06:11PM »> Everything that Tony complained about is just as t explained to you. The zoning is R-6, which means high density apartments could. have been built on the property, so we don't collect parkland on projects in that zoning district until the building permit is issued because only then do we know how many dwelling units are being proposed. As far as utilities are concerned, our utility maps show the water line to be across the street, both on Dexter and on Southwest Parkway. In densities higher than R-1 Single Family and R-2 Duplex, a water line across the. street is considered to be providing water to the high density zoning lot, and the responsibility for bringing it across the street lies with the contractor. In R-1 & R-2 platting situations, we require some type of line to cross the street, and that, too,-is the responsibility of the contractor. at the time of platting. I think they try. to have a line to every-other lot rather than to run a parallel line down both sides of the street. That .can be done with those lots because we know where the lot lines will be. The property Tony bought. was. Criss-crossed with lots of easements and he vacated the part of the plat that covered the property he bought. and replatted it to get rid of those easements. However prior to that time, the zoning was such that the City had noway of knowing that duplexes would. be built on the dots (even tho' they appeared to be duplex-size lots). I hope this answers your questions. I realize Tony will not be fiappy with the answers I have given you, but that's the way. things have been done for a long time now. ~. f ~ ,9 V '~ ~~ J ~ , / ~~~~~ ~~ ._---~-=
