STAFF REPORT
Item:. Public hearing and consideration of a Final Replat for Lots 2R through 9R Block C and
Lots 2R through l OR, Block D of Ashford Square, a resubdivision of 5.82 acres on the south side
of SW Parkway, west of the Dartrnouth/SW Parkway intersection which includes 19 duplex lots.
(Case No. 98-215).
Item Summary: The site is located on the rear portion of the Ashford Square Center and was
recently rezoned from A-P to R-2. A replat of this. property was approved by the Commission.
earlier this year. This replat simply alters lot lines. in order to create 2 additional lots. A staff
review of this plat was completed and all comments have been addressed.
Policy Issue Statement:
Civic. Pride Citizens benefit from well planned, attractive residential and
commercial areas, and from preserving historic areas.
Budgetary & Financial Summary: N/A
Staff Recommendations: Staff recommends approval of the final replat.

ENGINEERING
Water: The water is existing throughout the subdivision. Services will be rerouted or
plugged as required to provide service to the new lot configurations.
Sewer: The sewer is existing throughout the .subdivision. Services will be rerouted or
plugged as required to provide service to the new lot configurations.
Streets:. The streets are existing as private. access easements. With the prior replat, the
existing pavement was removed and the street reconstructed to City standards. They will
be constructed as 28' :wide with .curb and gutter contained within a 40' wide right-of-
way. This.. right-of--way does not meet the City's ordinance requirements and the
applicant was granted a variance to this reduced width.
Off-site Easements; An offsite drainage easement for the creek and detention pond
reconfiguration was dedicate as part of the Dartmouth Addition Subdivision.
Sidewalks: Sidewalks will be required along one side of Ashford Drive and. one side of
Ashford West Drive. The applicant has requested to install the :sidewalks with the
development of each duplex lot rather than with the street construction. The plan is to
construct. them all at one #ime with the development of each driveway apron.
Drainage: Drainage will be carried within the street and right-of--way to the creek at the
southeast corner of the property.
Flood Plain:. The latest .Federal Emergency Management Agency (FEMA) Flood
Insurance Rate Maps .show that no portion of the subdivision is located within the
Regulatory 100 Year Floodplain.
Oversize request: N/A
Parkland Dedication: Parkland dedication is calculated at 42 units totaling $9,450.
Prior parkland was paid. in the amount of $8,550 which leaves a balance due of $900 to
be paid prior to filing the final plat.
Impact Fees: None in this area.
