OakwoodJWillow Branch Schools Final Plat
Case #98-214
The above mentioned final plat was .reviewed by staff and returned to Cheatham and Assc-ciates on
March 30, 1998. However, when staff received the revisions and looked at the plat more closE;ly, it was
determined that it could be a minor plat.
I talked to Brian.. Tucker on Wednesday, April 8, 1998. and informed him that we would not take the plat
to P&Z and instead approve it as a minor plat. However, he did not send the previous redlines back for
review. He said that he will send the redlines back to me ASAP.
Once staff receives the redlines, we will check the revisions and call Brian to let him know the outcome.
Brian will then make any necessary changes, .revise the signature blocks to reflect a minor plat and
obtain the signatures needed so the plat maybe filed for record.

Attached is a copy of the redlined final plat for the Willow Branch and Oakwood school sites.
Please address the redlined comments .and submit a revised mylar original and 10 copies of the
revised plat by noon on Monday, Apri16, 1998 for the Planning and Zoning Commission meeting
on Thursday, April 16, ..1998. The Commission meeting will be at 7:00 p.m. in the City Hall
Council Room at 1101 Texas Avenue South.
If there. are redlined comments that you are not able to address, please include a letter explaining
the details to be included in the Commission packets..

Dear Ms. Ruiz:
Transmitted herewith is a plat ready to be filed. Please. callus as soon as it is signed so
we may file this document with the County Clerk.
We understand that the corrected civil drawings incorporating the City's comments have
been forwarded directly to you. It is also our understanding. that a copy will be issued to
us and the contractors immediately following the City's acceptance of these revised
drawings.
The above items meet the requirements for permitting the construction of the A & M
Consolidated Middle School. We request that this permit be released and issued to
Acklarn-Construction. Company, Inc. Anyfurther changes to the drawings and plat can be
handled by revision should it become necessary. We do not see the need to delay this
work further.

Dear Ivir. Savage,
Attached. is a copy of the above referenced final plat with the changes made as discussed
previously. In summary, the following changes should be-made to the plat:
The Anderson Street right-of--way should be dedicated at this time.
The "City Engineer and City Planner" signature block should be .modified to only
include the City Engineer.
_ A signature block for the Planning and Zoning Commission should be added.
Please submit a revised mylar and i2 copies by an established deadline date to be scheduled i:or a

INFRASTRUCTURE AND FACILITIES
Water: Water is existing to the site.
Sewer: Sewer is existing to the site.
Streets: The property is bounded by Anderson, Holik, Park Place, Anna, Timber and
George Bush Drives. Access points have previously been established on these streets
and all future access requests have been reviewed at the time of site plan.:
Off-site Easements: N/A
Drainage:. Drainage from these sites is dispersed in two general .directions. Sonne of
the property drains to the south toward Park Place while the majority of .the site drains
toward Wolf Pen Creek that runs through Lot4, Block 1. The school distriict is
designing a detention facility to be located within this creek area.. This detention will be
sized to achieve compliance with the City of College Station Drainage Ordinance.
Hopefully there will be additional capacity to achieve the goals stated in the T'AMU
Drainage Master Plan study which sites this location. as a prime spot for regional
detention to aid in the reduction of downstream flooding. City staff has been working.
with the school district: on this design in hopes of achieving not only the school di:rtricts
mandated detention but additional regional detention if at all possible. A separate
instrument drainage .easement. will be dedicated in the future once the design is
complete and the extents of the pond are known.
Flood Plain: There is floodplain located on this property.
