HomeMy WebLinkAboutStaff Report~' -. STAFF REPORT Item: Consideration of a final plat for Edelweiss Phase 15-A, located southwest of Edelweiss ' Phase 11 and north of Edelweiss Avenue. Item 5ummary:This final plat is a portion of the Edelweiss Estates Subdivision, located east of Wellborn Road and in the general vicinity of Rock Prairie Road. This final plat section is located north of Rock Prairie Road. It is in compliance with the Master Development Plan for this subdivision which was approved in September of 1997. Policy Issue Statement: Civic Pride Citizens benefit from well-planned, attractive residential and commercial areas, and from preserving historic areas. Budgetary & Financial Summary: NA Staff Recommendations: Staff recommends approval of the final plat. Supporting Materials: 1. Location Map 2. Application 3. New infrastructure will be extended within this. subdivision to serve the residential development. Sewer::Existing infrastructure is adequate for the proposed use. New infrastructure will be extended within this subdivision to serve the residential development. Streets: Sophia Lane and Leisl Court will be constructed as residential streets. Off-site Easements: Not applicable Sidewalks: Sidewalks will be provided along one side of Sophia Lane. Drainage: Drainage for this plat will being handled in the regional detention facility behind the Elm Crest Subdivision. Flood Plain: The latest Federal Emergency Management Agency (FEMA) Flood Insurance Rate Maps show' that no portion of the subdivision is located within the Regulatory 100 Year Floodplain. Oversize request: None Parkland .Dedication: This dedication was handled in previous phases of Edelweiss Estates. Impact Fees: None in this area. NOTIFICATION: Advertised Commission..
