HomeMy WebLinkAboutStaff Report .. ;'It STAFF REPORT Item: Consideration. of a Final Plat (Replat) of Tree house Subdivision Creating Lots lR and 2R, Block 1 of the Treehouse Subdivision and Lot 1, Block 1 of the Callaway Subdivision, total being approximately 15.65 acres.(98-208) Item Summary: This subdivision is located at the southwest comer of George Bush Drive and Marion Pugh Drive across from Texas A&M University Olsen Field. The purpose ofthereplat is to subdivide a 15.649 acre tract into 3 lots for future development. LotlR, Block 1 of the Treehouse Subdivision is currently developed as the Treehouse Apartments. Lot 2R, Block 1 of the Treehouse Subdivision is a small remainder piece, .057 acres, that is not developable and is noted as such on the plat. Lot 1, Block 1 of the Callaway Subdivision is a 3.489 acre tract that is being created for a future private dormitory site. Policy Issue Statement: Civic Pride Citizens benefit from well-planned, attractive residential and commercial areas, and from preserving historic areas. Budgetary & Financial Summary: None with this replat. The applicant has requested financial support for a future signal at Olsen Drive and George Bush. This issue will be addressed as part of the site plan review and approvals for Lot 1, Block 1 of the Callaway Subdivision. Staff Recommendations: Staff recommends approval of the final replat, with the conditions that a paid tax certificate be received prior to filing. ENGINEERING Water: Water is existing to Lot lR, Block I of the Treehouse Subdivision. Water will be extended to Lot 1, Block 1 of the. Callaway Subdivision from an existing 18" line in Marion Pugh at George Bush. Sewer: Sewer is existing to Lot lR, Block 1 of the Treehouse Subdivision through a private sewerline that was constructed specifically for the Treehouse Apartments. Sewer to Lot 1, Block 1 of the Callaway Subdivision is being obtained through an agreement with Texas A&M University for provision of sanitary sewer service. This developer will be constructing a public (City of College Station) sewerline from their lot across George Bush to the north to an existing TAMU sewer trunk line. The line constructed within the George Bush right-of-way will belong and be maintained by the City of College Station and that portion of the line on TAMU property will belong and be maintained by TAMU. Streets: The property is bounded by George Bush to the north and Marion Pugh to the east. No additional streets will be .constructed with this plat. Off-site Easements: There are additional offsite private easements that will be necessary for the construction of the storm. sewer. Sidewalks: Sidewalks will be constructed at the time of site plan for the proposed development. Drainage: The applicant will be modifying the channel location on site with the proposed development. This information will be incorporated into the review and approvals for the site plan. Flood Plain: The latest Federal Emergency Management Agency (FEMA) Flood Insurance Rate Maps shows that there is a portion of the subdivision located within the 1 00 Year Floodplain. Oversize request: See Budgetary and Financial Summary Section. Parkland Dedication: Parkland dedication will be paid at the time of building permit for the project based on the amount of bedrooms. Impact Fees: None in this area.
