SUBJECT: Final Plat ~ Horse Haven Estates, Tract 2; proposed final plat of one lot totaling
25.07 acres and zoned A~O Agricultural Open, generally located along the east
side of the East Bypass just south of Switch Station Road. (98-207)
The development review staff reviewed the above mentioned parking lot plan on Monday,
February 16, 1998 and made the following comments. The following is a list of ordinance
requirements identified by staff. This list does not relieve the applicant of total compliance
with all current ordinance requirements.
Ordinance Requirements:
The final plat is a minor plat and can be approved at staff level. Remove the Planning and
Zoning Commission signature block and modify the City Engineer signature block to
include the City Planner.
The final plat will not be filed for record at the Brazos County Clerk's office until a
development agreement is approved by the City Council that addresses the deferral of the
future Appomattox Drive extension. (This development agreement must be executed and
filed for record prior to the final plat.)
Revise the title block to include the legal description ofthe property, "Lot 2". Change the
reference of "Tract" to "Lot" on the final plat.
Remove the contour and topography information from the drawing.
Remove the location.of existing and proposed utility lines; however, show all public utility
easements. (Remove the reference to "proposed" utility easements.)

Ordinance Requirements (cont.):
Add a general note addressing the 100 year floodplain.
Submit a corrected final plat application. (The application submitted has the Master Plan
information and not the final plat information. A variance to the street standards is not
required since the Appomattox extension will be addressed as. part of a development
agreement. )
Comments/Concerns:
Streetscape plantings will be required along the East Bypass at the time of site plan
approval instead of with the final plat.

Coordinate gas service details with Lone Star Gas Rep. David Dorough at 776-0627.
SUBMIT THE REVISED MYLAR ORIGINAL WITH 2 COPIES TO BE FILED FOR
RECORD ONCE THE DEVELOPMENT AGREEMENT IS EXECUTED. COORDINATE
