Henry 2308 Yosemite Drive, Bryan, TX 77803 FROM: Development Review Staff: Veronica Morgan, Assistant City Engineer Sabine McCully, Senior Planner Natalie Ruiz, Assistant Development Coordin o Shirley Volk, Development Coordinator Tony Michalsky, Electrical Operations Coordinator Laverne Akin, GTE Representative David borough, Lone Star Gas Representative SUBJECT: Final Plat of Richards Addition, Lot 25, Block 2; proposed subdivision located at .106 Sterling Street totaling 0,258 acres divided into 2 single family lots. (98-202) The development review staff reviewed the above mentioned final plat and made the following comments. The following is a list of ordinance requirements identified by staff. This list does not relieve the applicant of total compliance with all current ordinance requirements. Ordinance Requirements: Are there any. structures on the subject property? If so, provide a survey showing the location: of the structures and how they relate. to the proposed property line. If no structures exist on the property, submit. a letter stating that. Submit a separate drawing. showing the subject property and the .field locations of the sanitary sewer manholes. Attached is a sanitary sewer map of the axes along Sterling Street. Staff cannot determine if sanitary sewer service is available to the subject property given the information submitted. Remove general note #2. The zoning of the property should be reflected in the application only and not on the final .plat. Label he two lots as "LOT 25A" and "LOT 25B" and remove the reference to remainder'... (Clarify the title block to reference Lots 25A and 25B.) Refer to the easement that runs .along the rear of he property as a "10' Public Utility Easement". (This easement is "unrecorded" on either side of the subject property; however, with this plat, the 10' easement will be recorded.) MYLAR ORIGINAL AND 2 COPIES OF THE REVISED FINAL PLAT TO BE APPROVED AND FILED AT THE BRAZOS COUNTY COURTHOUSE.
