The common area was identified on the plat per my conversation with Shirley and Paul yesterday. However, we would like to add a note. describing its intended use. A copy of note number 3 is attached to this letter. Most of the requested changes were added to the revised plat. However., we would prefer to dedicate the City of College Station public utility easements by separate instrument in order to avoid discrepancies with future utility ''revisions. `The easements. could be prepared and dedicated. prior to final sign off from the City of College. ' (98-200) The development review staff reviewed the above mentioned final plat on Monday, December 29, 1997 and. made the following comments. The. following is a list of ordinance requirements identified by staff. This list does not relieve -the applicant of total compliance with all current ordinance requirements. Ordinance Requirements: _ What is the intent of Lot 2A? As shown, Lot 2A is not a buildable lot because of the. existing City of Bryan right-of--way easement and must be incorporated with another lot. f ,.. _ Remove general notes numbers.2 and 4. _ There are a few sections of the application that must be completed.. _ Remove "IP' from the name of the subdivision. The final plat should be labeled "Replat of Lots 1-3, Block 1, Melrose Subdivision". Show the original plat on thin drawing. Comments/Concerns: Show the proposed electrical utility easements that were discussed with Bill Mitchem with Integroup, Inc.. crossing the City of Bryan transmission line easements. Coordinate details with Electrical Operations Coordinator Tony Michalsky-at (409) 764-3660. Coordinate telephone service details with G.T.E. Rep. Laverne Akin at (409) 821-4723.
