Tract 23 llt: J~u~e 24, 1998 We appreciate your consideration of this rezoning request from A&O to C-1, and present the following information to support this request. a. The property in question is adjacent to commercial enterprises to the south: b. Property owners to the north of the. property are in favor of rezoning to C-1. c. The city's Comprehensive Plan criteria does not support C-1 classification of this property because it is not located close enough to a major intersection, however, property duectly across Hwy.. 6 is even further from the intersection and is zoned C-1. d. Other residential development with cYo~e_proximity to Hwy. 6 is sparse and all developments excepting Cypress Meadow are buffered from the highway with commercial ventures. Data from Multiple Listing Service indicates that listings on Puffin Way, a street iu the Cypress Meadow subdivision that backs up to Hwy 6, :are on the. market an average of 249 d1ys, while listings in the same subdivision that are further removed from the highway are on the market an average mf only 71 days. Feedback from customers who have considered homes on Puffin Way indicates one of their major concerns is highway traffic noise. Therefore, our feeling is that the Comprehensive Plan to zoue the subject area as residential is flawed. Future sales and development ®f this property,.from the perspective of current laud owners would be much easier and more profitable if it were zoned C-1. Proposed C-B Business Commercial PURPOSE: This district is intended as an alternative to general commercial districts in areas where .certain commercial uses may be appropriate, but where. more intensive uses of the land may not be compatible with the surrounding character. Only limited outside business activity is allowed. Outside business activity is defined as outside display of merchandise for sale but does pmt include outside storage of merchandise. Outside business activity locations are permitted only in areas no further than 50 feet from the building where the primary business is located and are not allowed in areas out in the parking lot. Outside business .activity is not permitted` within 50 feet. from any adjacent roadway. PERMITTED USES: Administrative/professional offices. Alcoholic beverage sales (retail). Art studio or gallery. Cleaner (noon-site cleaning). Dance or music school. Domestic household and office equipment rental. Dormitory. Financial institution. HoteUmotel. Personal service shop.
