Van Riet, Trustee by Lieven J. Van Riet, et al by deed recorded in Volume 964, Page 81$ of the Official Records of Brazos County, Texas (O.RB.C.) and being more particularly described by metes and bounds as follows: BEGINNING: at a 1/2-inch iron rod found at an internal ell-corner on the northeast line of the said 132.508 acre tract, said iron rod also marking the most westerly corner of a 10.00 acre City Park tract known as Lot 2, Block One of Westchester Park, Phase Two as recorded in Volume 1138, Page 675 of the Official Records of Brazos County, Texas; THENCE: 5.47° 0T 31" E along the southwest line of the said 10.00 acre the Park Tract for a distance of 683.54 feet to a i/2-inch iron rod set for corner, saidiron rod also being the north corner of a 3.421 acre .Rock Prairie Road right-of-way conveyed to the City of College Station.. by Lieven J. Van Riet, Trustee and recorded in Volume-2807, Page.249 (O.R.B.C.); THENCE: along the northwest line of said Rock Prairie Road for the following two (2) calls; (1) S 51° 24` 08" W for a distance of 469.14 feet to a 1/2-inch iron rod set for the Point of Curvature of a curve to the right; (2} 38.84 feet along the arc of said curve having a central angle of 89° 00' S7", a radius of 25.00 feet, a tangent of 24.57 feet and a long .chord bearing N 84° OS' 23" W at a distance of 35.05 feet to' a 1/2-inch iron rod set for the Point of Tangency;. THENCE: N 39° 34' S5"' W for a distance of 265.19 feet to a 1/2-inch iron rod set for thee. Point of Curvature of a curve to the right; TT-IENCE: 342.28 feet along the arc of said. curve having a central angle of 53° 00' 11 ", a radius of 370.00 feet, a tangent of 184.49 feet and a long chord bearing N' i3° 04' 49" W at a distance of 330.20 feet to a 1/2-inch iron rod set for a Point of Compound Curvature; THENCE: 42.51 feet along the arc of said curve having a central angle of 97° 25' 32", a radius of 25.00 feet, a tangent of28.47 feet and a long chord bearing N 62° 08' 03" E at a distance of 37.57 feet to a 1/2-inch iron rod set for the Point of Tangency; THENCE: S 69° 09' 11" E for a distance of 8.56 feet to a 1/2-inch iron rod set for corner; THENCE: N 23° 41° 4?" E fora distance of 50.06 feet to a 1/2-inch iron rod set for corner; THENCE: N 69° 09' 11" W for a distance of 9.46 feet to a l/2-inch iron rod set for the Point of Curvature of a curve to the right; THENCE: 43.30 feet along the arc of said curve having a central angle of 99° 14' 33", a radius of 25.00 feet, a tangent of 29.40 feet and a long chord bearing N 19° 31' S4" W at a distance of 38.09 feet to a 1 /2-inch iron rod set for a Point of Compound Curvature; THENCE: 75.52 feet along the arc of said curve having a central angle of 11° 41' 42", a radius of 370.00 feet,. a tangent of37.89 feet and a long chord bearing N 3S° 56' 13" E at a distance of 75.39 feet to a 1/2-inch ironrod set for'tthe Point of Tangency; THENCE: N 41 ° 4T 04" E for a distance of 90.47 feet to the POINT OF BEGINNING and containing 6.125 acres of land, more or less.
