There is not currently a zoning district to accomodate a modern corrmercial corner which would include, gas station, convenience store, restaurants, on site cleaners, etc. The closest isCB which prohibits convenience stores and gas stations. MBO plans to build a high quality comnercial tract.to support its adjacent $35,000,000 student housing complex. It is more than willing to limit many of the C-l uses that would be inappropriate on this corner, such as auto repair shop, mobile home sales, hospital, etc. Unfortunately, after many conversations with the City'sdeveloprnent staff, there does not appear to be any easy way to do so. MBO is willing and has in fact already planned, adequate buffers between the residential and coomercial uses. We have attached two (2) copies of' the' preliminiary concept plan for the comer. MOO has agreed with. the development that the full range of C-luses is not appropriate for this corner and is willing to limit the inappropriate uses, if possible.
