HomeMy WebLinkAboutMiscellaneous MEMORANDUM TO: FROM: DATE: Planning and Zoning Commission Sabine ~Cully, Senior Planner October 9, 1997 RE: Establishment of parking requirements for O.L expansion As is the case for some other specific land uses, the Zoning Ordinance does not specify off-street parking requirements for industrial uses. Therefore, the Planning and Zoning Commission has the authority to set a requirement. The applicant has offered information, contained in the attached letter, in support of the proposed number of spaces. He is requesting a determination from the Commission that the parking is adequate for this use. The site plan (will be available at the meeting) reflects 125 existing off-street parking spaces for the site. The business currently employs 87 people full-time people and has had a peek employment of 145 employees. The total number of future employees will be 112 with 30 additional parking spaces to be added. Due to the changing nature of industrial users over time, it is difficult for staff to make a recommendation for parking that would be adequate for a site in perpetuity. If the Commission approves the parking number for the proposed uses (for the time being they appear adequate), Staff would recommend that any future significant changes in use or employees will trigger reevaluation of the parking required. o:\group\devc _ ser\stfrpt\97 -816.doc 01. In fact, during the period of 1991 and 1992, 01 operated in its current facility with an employment level averaging 145 but never had a shortage of parking spaces. CONCLUSION As indicated in the above analysis, after construction and all anticipated new employees are considered, a total of 43 spaces will be unused, even if every employee takes a parking place.
