Establishment of parking requirements for Tezas Digital
Headquarters
As is the case fore some other specific land uses, the Zoning Ordinance does not specify
off-street parking requirements for industrial uses. Therefore, the Planning and Zoning
Commission has the authority to set a requirement.
.The applicant has offered information, contained in the attached letter, in support of the
proposed number of-spaces. He is requesting a determination from. the Commission that
the parking is adequate for this use.
The preliminary site plan (will be available at the meeting) reflects 100 off-street parking
spaces for the .site. Of the .total parking to be provided, 71 will be for the office uses,
which are covered by the zoning requirements. However, in addition to the. 17,600 square
feet of office use, there will be 9,600 square-feet of manufacturing use.
According to the applicant, there will be a total of 25 employees working in the
manufacturing area. For this use, he will provide 29 space (4 spaces for visitor use).
Due to the changing nature of industrial users over time, it is difficult for staff to make a
recommendation for parking that- would be adequate for. a site. in perpetuity. If the
Commission approves the parking number for the proposed uses (for the time being they
appear adequate), Staff would recommend that any future changes in use or employees
will trigger reevaluation of the parking required.

As discussed in the preliminary Site review meeting earlier this week, T am requesting
approval for the number of parking spaces reserved for the manufactuting building on the
"~'exas Digital site plan..... This type of building: is not directly. covered: by the Caliege Station
:parking ordinance, therefore parking was determined as follows:
I8 CURRENT EMPLOYEES I8 Spaces
FUTURE EMPLOYEES ?Spaces
VISITQRS 4 S aces.
TOTAL- 29 Spaces
Current plans call for 18 people to be employed in the. manufacturing facility when it is
built. The building will be able to accommodate up to 2S employees at full capacity. 'T'here
is very little traffic generated. from visitors to this part of the facility.
