on this. site yet... we requested that at prc, that they show us the impacts and. if the current detention

Section II. (Case file 97-717)
The following items need to be completed before a building permit can be issued:
1. Submit 3 complete. sets of plans and 2 additional copies of the site and landscaping plans. The
revised site plan needs to include the following conditions established by the Planning and
Zoning Commission:
• Screening will be required around the perimeter of thetower. An 8' wooden fence must
screen the lease site from Longmire Drive and the adjacent .residential development.
~ A total of 500 landscaping points, including shrubs across the front nearest Longmire, are
required for. the. lease site. This vegetation .can be combined with the 8' wooden fence to
create an effective, attractive screen:
The tower must have a minimum setback of 150 feet from any residential structure.
Please contact me if you have any questions regarding the site plan requirements.
2. Complete the attached Registration Form for WTF's. This is toupdate our files on who is
managing this project.
3. Complete and return the Development Permit. application, attached. A drainage letter has
akeady been submitted and approved for. this site. However the following need to be
submitted before a full drainage permit can be issued:
o Completed and signed application.
o $100 permit fee.

The following are typical standards for Plan Development established by Ordinance or Policy:

~2. Building setbacks are outlined in Ordinance 1.638, Zoning Ordinance, Table A (Seca 7, P. 30).

~, ^ 5. Raised landscaped islands, (6" raised curb) of a minimum of 180 sq. ft. are located at both ends of every
parking row. Additionally, 180 sq. ft. of landscaping for every 15 interior parking spaces must be
rovded.

I~I ~ ^ 6. Streetscape compliance is required which involves special plantings along streets specified in the City's
Streetscape Plan.
^ 7. A 6" raised curb is required around .all :edges of all -parts of atl paved azeas without exception. (To
include islands,: planting areas, access ways, dumpster locations, .utility pads, etc.) Curb detail to be
approved by City En>ineer. No exceptions will be made for areas designated as "reserved for future ,
parking".
. ~8. Wheelstops may be required on interior rows longer than 10 spaces or in special situations..
Sidewalks are required at time of development if .property has frontage on a street shown on the
sidewalk Master Plan or if the Project Review Comnuttee determines the necessity. (Refer to Section
10.2 of the Zoning Ordinance).
~~ 0. Locations of dumpsters shall be such that dum sters are not visible from streets. Gates are discoura ed
and visual screenuig from R.O.W. is required. - ` - -
J+~ 11. Healthy, native trees over 6" in caliper should be retained whenever possible.. .. -
~ ^ 12. Fire lanes of'a minimum of 20 feet in width with a minimum heig~it clearance of 14 feet must be
established if any structure of any type is more than 150 feet from a public street or highway.
^ 13. Any structure in any zoning district other than R-1, R lA, or R-2 must be within 300 feet of a fire
hydrant as measured along a public street or along an approved fire lane as the hose is laid off the truck.
^ 14. Fire hydrants must be located on the same side of a major street as a project, and shall be in a location
approved by the City Engineer.
^ 15. Fire hydrants must be operable and accepted by the City and drives must have an all weather surface
before combustibles can be brought on any site.
^ 16. A twenty four foot setback from RO.W. to curb of parkinglot is required. Parking may be allowed in
.this area up to a maximum of 7 contiguous spaces.
^ 17. All plans must include irrigation systems for landscaping. Irrigation meters are separate from the regular water
evcremc f~~ h~„ld;n~s and must be sized accordingly and include backflow prevention.protection.

Receipt for filing fee ($150.00 or $75.00 for in-house child -care - min. 7 children).
Sixteen (16) copies of site plan which includes requirements for site plan proposals
as listed on attached sheet.. This site plan will go to P.R.C. for review, after which
thirteen (13) copies of revised site plan will be required..
Detailed explanation. of proposed use including hours of operation, anticipated traffic,
number of employees, number of students, children, church. members, etc., as
applicable. .
4. if sign is planned for project, site plan should include sign elevation and details.
If sign details are not included on plans submitted with this application,. any future
sign may have to be considered as a separate conditional usepermit'and all of the
above requirements must be repeated. -- ~~
