SUBJECT: Conditional Use Permit -Christ United Methodist Church; proposed church to
be located at 4303 Texas Avenue South, lot 2 of the Barron Park Subdivision in
front of the existing Desert Hills hospital. (97-711)
A Project Review Committee meeting was held. on Wednesday, July 3, 1997 to discuss the above
mentioned conditional use permit request. The following is a list of .ordinance requirements
identified by the Project Review Committee. This list does not relieve the applicant of total
compliance with all current ordinance requirements.
Ordinance Requirements:
Site Plan Related.•
Provide a north arrow and scale.
_ Note the sanctuary seating capacity in the parking legend.
_ Show the dumpster location and appropriate screening.
'~ _ Provide the internal dimensions .that are missing.
Complete the sewer and water service demands. Include domestic and irrigation water
demands.
Show the fire lane markings throughout the site including the. existing access road.
Note all utilities. and fire hydrants as .proposed or existing.

Dimension the width of the public utility easement that runsparallel to the Frontage Road.
Note the throat length of the driveway shown on the Frontage Road.
i _ One more handicap parking space may be required. Coordinate details with Building
Official Lance Simms at (409) 764-3741.
_ There is a portion of the building that is unprotected given the proposed fire hydrant
location.. (Coordinate the fire hydrant coverage requirements, with Assistant to the City
Engineer Steve Homeyer at (409) 764-3570.)
Note the radii dimensions .for. the driveway that connects to the existing access road to
Desert Hills.
Dimension the pavement width of the turnaround area in the northeast corner of the site.
(The pavement section must be a minimum of 20'.)
The proposed sanitary sewer service line should connect to the existing manhole along the
Frontage.. Road at a 90° angle.
_ Note;the 6:1 slope on the headwalls at the proposed driveway along the Frontage Road.
Comments/Concerns:
j Submit a copy of the joint agreement or reference he volume .and page number of the
agreement' for use of the existing concrete access road.

Coordinate electrical service details with Electrical Operations Coordinator Tony
Michalsky at (409) 764-3660.
G.T.E. has existing facilities to Desert Hills (this cite plan should reflect those easements if
on this site). Please call for .cable .locate (1-800-344-8377). Place one 4" conduit with
pull string from the outside building termination to the State Highway 6 Frontage Road.
The conduit shall ell up 4' at the outside building location and 6" at the Frontage Road.
The outside building termination shall be .within 20' of power;. if not, the owner is
responsible for providing .and placing a 8' x 5/8" copper ground rod at the base of the
termination.'.. Please contact G.T.E. Representative Laverne Akin. at (409) 821-4723
before the driveway .accessing. the Frontage Road is constructed -G.T.E. needs to place
conduit .across the drive to prevent boring the drive to serve this development.
_ Gas service is available. from Highway 6. Submit a gas requirement and equipment list via
e=mail <dorough@cy-net.net> or fax 776-2175 to Lone Star Gas Rep.. David borough.

PACKETS FOR THE 7:00 P.M. MEETING ON THURSDAY, JULY 17, 1997. THE
MEETING WILL BE HELD AT THE COLLEGE STATION CONFERENCE CENTER AT 1300
GEORGE BUSH DRIVE.
