listed. on attached sheet. :This site plan will go to P.R.C. for review, after which thirteen
(13) copies ®f revised site plan will be required.
3. Detailed ,explanation of proposed use including .hours of operation, anticipated traffic,
number of employees, and number of students.

sign details are not; included on plans submitted with this application, any future sign may
have to be considered as a separate conditional use permit and all of the ..above
requirementsmust be repeated.

Proposed Use Plan
Park Place Plaza Shopping Center Suite D~ -103
The proposed site will be used as the new location of 4.0 and Go Tutoring. 4.o and
Go is an established tutoring service that provides test preparation for a number of classes
taught at Texas A & M University. Our typical test preparation .classes consisf of two-hour
session four nights.. a week before the respective west date. The proposed building site will
consist of three classroom style rooms used #or our test reviews.
Hour of Operation
It is our intent to operate at the new site in the same manner and style as we did at the
previous location. Therefore, past schedule will be .implied in this explanation. On a
typical day of business, our first classes start befiween 5 and 6 p.m. Most of our early
classes are rather small and definitely do not ever pose a problem of any type. Our larger
class usually start between 7 and 9 p.m. They are scheduled at that time to help. our
customers avoid all possible conflicts. Our latest classes usually start between 10 and 11
p.m. Atypical schedule establishes hours of business somewhere in the range of 4 p.m.
to 1 a.m. Monday through Thursday.
Anticipated Traffic
4.o and Go anticipates an increase of traffic in Park Place Plaza Shopping Center and
the surrounding areas.. The proposed site was not chosen without many hours of
research. This shopping center is in a prime location. in an area that many believe is the
direction of growth for College Station. This particular center offers ample parking and
overflow parking .into adjacent parking lot, not .surrounding streets. It is located on two
well-developed streets. that will help to alleviate any traffic problems that could occur.. It is
our opinion that traffic will. definitely increase: in .and around the area of the shopping
center. It is our estimate that our addition to the center will increase the traffic in the .area
by about 200 cars over the 8-hour period Ghat we are open. We feel that Phis increase will
be noticeable, but in light of the developmenf in the area, will not become a nuisance.
Number of Employees and Students
Currently, 4.o and Go employs seven. full tirr¶e tutors and 5 part time counter and
cleaning help. Of the 12 mentioned above, no more than 6 or 7 are present atone period
of time.
In the past, 4.0 and Go saw an average of about 200 student each day
