Paul Kaspar has. been following up on this, and has talked to Vern who is the inspector on this job. He is going to give a copy of the form the City uses of the "Letter of Completion" for the contractorto complete and return to him. He will (I think) give it to you to follow up on. FYI, the engineer's estimates for each project have also: been transferred to your area, and Paul said he thinks Kim knows where they are kept. If everything is ok., then you can have someone complete the "Letter of Acceptance" and send it to the contractor and retum the financial guarantee to whoever deposited it with the City. That needs to be done thru Accounting by whoever is doing the job Deborah Grace used to dol (At least this,is the way it used to be done- I don't know how you plan to do it in the future, but if you'll let me know when you decide, I'd appreciate it, because as a coordinator, those types of questions cometo me all the time.) Well, actually, I don't know if they are really the contractor building-the infrastructure, but they are the general contractors for the whole project. Anyway, his question concerns how he gets the City to accept the infrastructure he has built and he can get his money back. 1 haven't ever been in on this. end of development very often, so everything I've ever known about it, I've pretty much fi~ryoiten. However, as i recall, t'r~e-City inspector used to give the contractor a form "letter of completion" for him to complete and. submit; then the City gives them. a "letter of acceptance" and then he requests his guarantee back and we give it to-him.. BUTTTTTTTT that was then and this. is now, :and I don't know what to tell the dude. His name is Mike Wick, the company is DMC, Inc., the phone number is .(713)977-4844 Ext.336, and his FAX number is (713)260-7825. If you could make contact with him and explain the system, or explain it to me, send me the form and t'll do it for. you, he would be very appreciative, Also, I guess when people are wanting a building permit or a certificate of occupancy on a private project, I'It a-mail you on it because most of the .projects have at least-a fire hydrant and water line that will be the City's and. (1)you will need :plans for your inspectors to use during constructionand (2)the hydrant and line will have to be tested and approved prior to C.O., so you really need. to be included in this checklist before we let either the permit or the C.O. go. if you have someone else I should be notifying., .please let me know.: I don't have an up-to-date list of which inspector is doing what job, so I can't be sure who to notify on the project, so I'IFcount on you to be the contact person .until you tell me to notify someone else! The .letter of credit was for the construction of the above mentioned infrastructure and can now be released back to the applicant. We are interested in the configuration of the dedication. I told Paul Clarke that it should be adjacent and contiguous to the existing park site. He asked if they could include the old RR right of way and I said. yes. »> Jane Kee 08/05/97 10:21AM »> '~ 'I i FILE NOTE Holleman Arms Apartments Case. #97-500 After a site inspection, Nanette Manhart noticed that the landscaping installed at this location did not match the landscape plan. While the site looked nice and it appeared that the intent of the ordinance was met, the landscaping in the field was so different from the approved plan, that staff could not determine if the points were met. I requested that the builder submit an "as built" landscape plan so that at a minimum, we would be able to go into code enforcement in the future. I explained that since the drought over the summer, we .would .probably do a sweep of everything recently constructed to make sure that the landscaping was installed and still living.. Without an "as built", we would be forced to use the approved landscape plan and the management would have to comply with a plan that was never installed in the first place. DMC Builders submitted an "as built" landscape plan for our use on October 7, 1998. Staff did not verify that the plan met the minimum point requirements, etc. We accepted the plan and issued the final C.O. without any conditions. The plan appeared to meet the intent of the ordinance and have approximately the. same number of trees, shrubs and groundcover as the approved plan.
