Revise the map to .accurate show the operty location ~ and it's relationship to surrounding properties. r-~, ~~ From the zoning map, it appears that there are two. more lots adjacent to the subject property zoned C N, Show these lots on the site. plan. The rear setback in a C-N zoning district is 15'. The building can be moved further back to allow more room in the front of the property. The parking spaces can be 18' long. If the property 20' spaces are used, a wheelstop must also be installed to maintain the 2' overhang. The striped section of the handicap ramp .adjacent to the, parking .space must be 5' in width instead of the 4' proposed. -~-, 1/ Provide sidewalk and handicap ramp details. ,/~~ 1/ Provide internal radu dimensions for the driveway entrance and parking to . ~~~-e~~ ,~ Provide the .dimensions and distances for existing curb. cuts. on the same a site ~~ side of Wellborn Road. (These must be-placed in a right-of-way or easement.) The parking lot must be setback at least 4' for the 20' parking spaces or 6' with the 18' ..spaces. The contractor's aim is to get a site construction and slab only permit as soon as possible.. He will. be bringing in construction documents for the fire hydrant soon., and until they are reviewed, approved and the fire hydrant and water line are installed and operable, they won't be able to bring any combustibles on the site - so a slab only is as far as they'll be able to go. Anyway, if you could check these out one day soon, we'll do what we can on this end to get them back to the contractor. Thanks. From: Paul Kaspar .~~ To: Shirley Volk ~' Date: 7/28/98 4:06PM , " Subject: FYI on Equity Waterline s A couple of reminders: 1 just gof off the phone with Fred Payne with Kling Eng. and he said the contractor was planning on coming by in a day or so to pick up the approved plans for the waterline for Equity Realty. 1 told Fred that they can't build parts (if not any) of the-line until the eparate instrument public utility easement is tiled. Legal has it in #heir court right now, drawing up the paperwork, then Mr. Keith Clements will be obtaining signatures. There are a couple of adjacent property owners that have to sign. ALSO, TxDOT is still reviewing the new permits for this project (since the locations have changed) and will need to approve those permits prior to construction beginning. Ir- speaking with TxDOT today they are currently reviewing them .and are striving to have them back to us this week. 1 don't kr-ow the best way to handle this, there are probably a couple.. Since we have already issued a development permit for this project a long #ime ago, We either'hold on to all approved plans until these-two items have been taken care of OR we tell the contractor that he cannot begin until #hose items are completed. 1 would personally rather hang on to the approved plar-s until these items are taken care of. He will get with you directly. »> Sabine McCully 01/21!98 12:28PM »> i am trying to help two residents of the southside area. they would go through the city's abandonment procedures if they knew their chances were good for a successful application. the storeys live at 200 highlands, which is next to an older commercial development. they have several complaints regarding the adjacent commercial users and it looks like many of these problems could be solved if the city would abandon the alley that leads from highlands to wellborn. road along their northern property line. one of their major complaints-is that the city went in and cut back some trees along that alley and they have lost a significant .amount of privacy. apparently, the cutting had something to do with dumpster relocation but was done through electrical because they have the crews and the tree expertise to do the job. the storeys are. pretty upset that no-.one seemed to have thought about the impact of the tree cutting on their property. before they go through the expense, work, and-time involved in applying for an alley abandonment, they would like. to know whether the city woultl have any opposition to such an abandonment. normally, we ask that people at least fill out an application before. we start to look into the possibility of an alley abandonment, and veronica has asked them to do the same in this: case. however, due to the fact that apparently there was no notice-given these folks, i am going the extra mile o get them an answer regarding the odds they have at a successful abandonment. we will keep the necessary easements.. do any of you see a reason why we need. to keep an alleyrather than an easement throughthis area? most of the other alleys in this bloek have been abandondoned already. thanks foryour time.... (within 50 feet) and 1 additional crape myrtle up by the building entrance (not within 50 feet of r.o.w.). 1've markedthem on the approved site plan in the file.. The file (97-431). is in your office. The shrubs are there. Lawrence said he would meet with Angel to discuss his ideas, and did, and then Angel met with Bob Moseley 8~ John Logan also, The plan he is going to propose and have constr. does drawn for is a complete change, wi#h him replacing an existing sewer line for Lawrence and upgrading it (I think), and doing something. with an existing water line{probably replacing it with a larger line), with both coming down that alley. Me wants to talk with you before he hires an engineer to draw the plans to make sure that route "has your blessing`') Apparently it has Lawrence's, Bob's and John's (according to Angel).
