In our opinion, the plan reflects development code requirements in terms of the following: 1) Building locations and setbacks 2) Canopy locations and setbacks (minimum height clearance must adhere to fire codes) 3) Pavement locations and setbacks (although not dimensioned yet, both frontages appear to meet the required 24' landscape reserve) 4) Number and location of parking spaces 5) Land use and building uses 6) Driveway locations (although not dimensioned yet, both driveways appeaz to be spaced appropriately) 7) Parking lot dimensions relating to circulation aisles, parking spaces, and fire lanes (although not dimensioned yet, these appear to be of sufficient width) I have noted that the site plan may need to change regarding two areas: 1) Dumpster location-- The dumpster currently will be visible to Rock Prairie Road, because of its orientation. and because the City ordinarily does not permit gates if this is at all avoidable. Please .reconsider .the dumpster pad location such that the dumpster is still accessible but not visible to either street. 2) Detention pond -- Upon submittal for .site plan approval, we will need information to determine whether or not the detention pond will require screening or whether the visible construction materials meet Streetscape standards. Please submit details on the detention pond. In summary, I do not believe that there will be any substantial changes to the general layout of your site. ff you have any questions, please do not hesitate to give me a call. Thank you. RE: Rock Prairie Texaco Convenience Store Site Plan Review Dear Shirley: ~~ ~ ~r~ ~:; We have addressed the concerns of the Project Review Committee on the above referenced project and are resubmitting the drawings for .approval. The follow paragraphs are the responses the questions raised in the committee meeting. 1. If air, water, or vacuums are planned for the site, submit a revised site. plan with the location and ,~~~ necessary screening to be reviewed and approved by staff. Staff will fax a copy of the approved ~~` .. location to the project review committee members. ~~~_ ~ Comment: The air, water, and vacuum location is shown on the plan. ~ ~ t 1, -~ 2. The proposed sign mast be permitted separately. If the applicant would like preapproval now, submit the necessary height information. Comment: This is now shown on the plans. ~8. Materials other than concrete should be used such as keystone (not gray,} split black, exposed aggregate, Texas stone, etc. for the detention pond outlet control device. Plantings may also be an option to screen the structure from public rights-of--way. Comment: The detention pond outlet control device has been changed to a standard headwall design. v,l 1. Provide the irrigation demands. Comment: This is now shown on the plans. I2. The total number of parking spaces provided is 26. Comment: This is now shown on the plans. X13. An irrigation plan must be submitted and the system installed prior to issuance of a certificate of occupancy. Comment: Acknowledged. `~ ~~,~ 14. Show the barricade details for. the existing trees to remain. (Note that all existing trees within i the first 24' of the property along wellborn and Rock Prairie Road will be preserved.) A 6" polyethlyne gas main has been installed along Rock Prairie road and dead ends at the right of way Tine of V4Tellbarn Road. Gas service for this facility will need to come form Rock Prairie Road. Please submit gas requirement and equipment List. Comment: The owner will coordinate this during construction. Should. you have any questions please do not hesitate to call.
