SUBJECT: Parking Lot Plan -College Station. Baptist Church; proposed parking lot addition
for the existing church located at 2555 Texas Avenue South just south of
Homestead Savings Association. {97-416).
A Project Review Committee (PRC) Meeting was held Wednesday,- July 2, 1997 to discuss the
above mentioned parking lot plan..: Commissioner Massey moved to approve the site plan with the
following ordinance requirements. (The following is a list of ordinance requirements and
comments identified by the PRC. This list does not relieve the applicant of total compliance with
all current ordinance requirements:.)
Ordinance Requirements:
Enlarge the text in several areas so that it is egible. (The area between lots 1 and 2 on the
"Easements" detail is not legible. The e radii :dimensions :near the front of the building are
not legible.)
Verify that the berm that runs parallel to Texas Avenue is at least 2' above the Texas
Avenue elevation.
Note the color of the .decorative pavers. (They must be .earth tones and not gray.)
Comments/Concerns:
Any relocation of existing telephone facilities will be at the owner's expense. Coordinate
service`detailsvth G.T.E. Representative Laverne Akin at (409) 821-4723.
City Engineer Laza seconded the motion to approve the parking lot plan with the above
mentioned conditions which passed unopposed (3 - 0).

DEVELOPMENT PERMIT WII,L BE REQUIRED PRIOR TO CONSTRUCTION.

APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee
to the Planning and Zoning Commission within five days after the PRC Committee meeting.
Failure to appeal the PRC action shall constitute a contractual acceptance. of all conditions
imposed, and a waiver and surrender of all complaints, defects, or potential invalidity, whether
under state or federal law. An applicant appealing the decision of the PRC shall file ten copies of
the. final site plan as approved by the PRC, showing all changes and requirements imposed by the
PRC, and accompanied by a written explanation of those items being appealed. Until said copies
are on file,. no further development approval -shall occur, and no further action by the Commission
shall take .place. An applicant may appeal only .certain aspects of site plan review, and in the
absence of discretionary review by .the Commission, or review pursuant to a petition, all other
aspects of the site plan shall be final. Any notice of appeal shall state with particularity the aspects
which are to be appealed.
