Underneath these trees are approx. 40 boxes (7 - ery tiny plants - am unsure if they are dwarf \ or just too small. Tn any event the required point total i 2084 d they have only installed approx. (if I am generous with the size. of the installed trees and award em 150 pts. each) 750 point in trees and 400 Q points in shrubs for a total of 1150 points. Thy are short by 934 points. Also there is no landscaping ~~U p anywhere else on the property. But most of does appear to be sodded. 1~ Additonally, they are .parking along the south side of the property on the dirt behind the raised curb. And hence the grass is ruined and the dirt is very rutted. Also there is considerable mud along the west side that maybe the result of utility construction. Rosemary Bryan, Texas 77802 RE: Driveway Variance Request for Lot 2R, Block 14C Southwood Valley Section 19 Dear Mr. Goolsby: I have reviewed the information you submitted with regard to your driveway variance request at the above referenced location. The Driveway Access Location and Design Policy states "In addition to ramp spacing, driveways om frontage roads under the jurisdiction of the Texas Department of Transportation shall also meet the other requirements of this chapter as major arterial streets". As we discussed in the pre-development meeting on February 18, 1997 the minimum driveway spacing for adjacent driveways on a major arterial street is 275 feet. In my decision, I took into account that this property is only 204.38 feet wide and is substantially less than this minimum. However, this property currently has access by way of the 30 foot access easement located adjacent to Lot 1 (also known as Sevcik's Texaco). For this reason, I have denied your request to deviate from the minimum driveway spacing. If you choose to pursue this further, you have the option to appeal this decision to the Planning and Zoning Commission. This commission meets on the first and third Thursday of every month at 7:00 p.m. in the Council Chambers.. If you select this' option, please submit a request either in writing or verbally to myself and' I can schedule you for the next available meeting. (97-412) A Project Review Committee (PRC) Meeting was held Wednesday, July 10, 1997 to discuss the above mentioned parking lot plan. Commissioner Lightfoot moved to approve the site plan with the following ordinance requirements and comments. (The following is a list. of ordinance requirements and comments- identified by the PRC. This list does not relieve the applicant of total compliance with all current ordinance. requirements..) Ordinance Requirements: Label all curbing. An applicant may appeal the decision of the Project Review Committee to the Planning and Zoning Commission within five days after the PRC Committee meeting. Failure to appeal the PRC action shall constitute a contractual acceptance of all conditions imposed, and a waiver and surrender of all complaints, defects, or potential invalidity, whether under state or federal law. An applicant appealing the decision of the PRC shall file ten copies of the final site plan as approved by the PRC, showing all changes and requirements imposed by the PRC, and accompanied by a written explanation of those items being appealed. Until said copies are on file, no further development approval shall. occur, and. no further action by the Commission shall take. place. Mr. N. worked with Sabine to change the planand he e wrote: I asked him to bring it in sometime. BUT at any rate, this is what I has a copy of what sh decided after hearing all the pertinent facts: We will give them 300 points each for the existing trees, per the converation with SM. , We will only give them 150 points for each confainerized tree they had planted by the Greenery because that's what they paid for. If they aren't that big, The Greenery will have to replace them. They will get the 400 points for the shrubs planted. That makes a total of 1750 they have planted and they need 2084 according to Muzzy's calculations. ~ They will make up the apx: 300 points..
