For the time being, I have told Lance not `to give it to him, until I give him the check list as I do on every project. Will has brought in a note telling me the dumpster screening will "(1)match the building exteriors, (2)have 18" berm. and (S)have Waxleaf ligustrum that wi l attain 5-8' height. He `has also brought in a xerox of a photo which shows what the gate will look like. He says he doesn't have the specs for the gate, but will get them to us as he .gets them. Paul K. has indicated the revised plans submitted today meet all of his requirements, but has indicated engineering will not issue a full development. .permit until the development agreement is executed and some financial „ guarantee is submitted. O. Box 10888 College Station, TX 77842 Dear WII: I've been monitoring the progress of your project on Sebesta Road, and it appears that it is coming along nicely.. In fact, I've noticed that several more building permits have been pulled since the original four, and wanted to touch base with you about several items which will be required before the project gets much further along. It has come to my attention that the plat for this property has not been filed for record. Natalie Ruiz has indicated the City has not received the original mylarwith all owner's signatures affixed. The plat must be filed before Certificates of Occupancy can be issued on the buildings, so I would suggest that you take care of that requirement as soon as possible to avoid any last minute delays. One of the conditions on the approved plans is the requirement of submittal of specifications for the gate for review and approval.. To date, those specifications have not. been received, and therefore, the gate is not approved. Enclosed are copies of notes from the approved plans. Because 6 buildings have been permitted, I thought it also prudent to remind you that landscaping must be installed or a financial guarantee must be submitted after the issuance of the Certificate of Occupancy for the.fifth building.. That represents one-half of the.buildings shown on the approved plans, and it has been staffs policy instead of requiring landscaping prior to release for each building, to release up to one-half of a project before requiring the financial guarantee for the landscaping for the entire project. The guarantee required is $5.00 for each point of landscaping required. Enclosed is the applicable section#rom the Zoning Ordinance. Please contact staff to work out the details. From: Shirley Volk To: KLaza, JKee, JCallaway, SHomeyer, SMccully, NRuiz Subject: CSL Mini-Storage project FYI - Yesterday evening I called Wi11 Farrar to tell him about the Earl/Don Garrett fiasco (they didn't get the revisions back in yesterday to be reviewed today). I also mentioned that they said they had been turning in incomplete plans at the request of the applicant and asked how they can so that and not look "stupid". I explained that they could turn in the xequired checklist checked off, and if anything can't be checked, then they should be asking for a variance to that item, or explain why it's not applicable. He said that he had never asked them to turn in incomplete plans, but he was completely puzzled as to why it was taking them so long to get this redrawn. I said that I didn't know, because staff had specifically spelled out the items which were either missing or needed to be changed, and none of them seemed to me to be particularly hard, but perhaps I didn't understand. everything that is involved in making the revisions. We chatted awhile longer and he asked my advice about what to do to get someone to do this.. I told him I really didn't have any ideas.` He asked who in town could do this (another engineer) and I told him anyone listed in the yellow pages could do it, but I certainly didn't know how that. would affect the timing and cost to him of this project. He thanked me and said he would get back. with Earl & Don. This a.m. I had a call from Will who asked if the irrigation system and septic system had to be completely designed before Earl could turn it back in, and I told him that what we are looking for is for the note regarding hose bibs to be replaced with a note .about irrigation, and that he should show on the site plan what they think will be the septic field, and once it is designed, etc., if it takes up more of the site than they think, a note should be included' stating just that, and that the site plan will be subject to additional review and revisions if necessary. Then Earl called .and I told him the same thing. We didn't talk about the drainage report, so I don't know how he is planning to address that. S'll let you know if I hear anything else.. I am sorry that all of the staff's comments were evidently not addressed in the revised site plan. I was assured they had been. I do want you to know that I appreciate all that you and the other staff members have been doing to get our project approved efFiciently. If there is any way that we can get approved with comments next week I would certainly appreciate it. I am going to try and reschedule my meeting set for.
