SUBJECT: Parking Lot Plan. -Campion Chiropractic Clinic; proposed medical office to be
located' at 3120 Texas Avenue South, lots 13 and 14, block 16 of Southwood
Valley Section Three. (97-402)
A Project Review Committee meeting was held Wednesday, March 12, 1997 to discuss the above
mentioned parking lot plan. Commissioner Gribou moved to approve the site plan with the
following ordinance .requirements and comments. (The following is a list of ordinance
requirements and comments identified by the Project Review Committee. This list does not
relieve the applicant of total compliance with all .current ordinance requirements.)
Ordinance Requirements:
Site Plan Related
_ Provide a Drainage Report. If the detention is located in the front of the site, the site plan
will have to be reviewed again by the Project Review Committee to address screening.
A sidewalk in the front is required.
_ Show distances to the adjacent driveways.
The solid waste container needs to be moved.
_ Slopes need to be shown for the ADA sidewalks-and ramps.

Irrigation plans are required prior to issuance of Certificate of Occupancy.
_ Relocate two Live Oaks to the interior of the site.
Comments/Concerns:
Coordinate the electrical service requirements and necessary easements with Electrical
Operations Coordinator Tony Michalsky at (409)764-3660.
_ The conduit shall ell up 6 inches at the power pole and 4 feet at the outside building
location. The conduit shall have pull string. Tertmnation shall be within 20 feet of power,
if not a 8'x5/8"copper ground rod. must be provided and placed by the Developer at the
base of the termination. Coordinate telephone service details with G.T.E. Representative
Laverne Akin at (409) 821-4723.
Coordinate gas service details with Lone Star Gas Representative David borough at (409)
776-0627.
Asst to the City Engineer Homeyer, seconded the motion to approve the site plan with the above
mentioned conditions which passed unopposed (3 - 0).
SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE REVISED
SITE. PLAN ATTACHED TO CONTINUE WITH PHASE II OF THE BUILDING PERMIT
PROCESS. COORDINATE FUTURE SUBMITTALS WITH DEVELOPMENT

APPEAL PROCESS: An applicant may appeal the decision of the .Project Review Committee
to the Planning and .Zoning Commission within five. days after the PRC Committee meeting.
Failure to appeal the PRC action shall constitute a contractual acceptance of all conditions
imposed, and a waiver and surrender.of all complaints, .defects, or potential invalidity, whether
under state or federal law. An applicant appealing the decision of the. PRC shall file ten copies of
the final site plan as approved by the PRC, showing all changes and requirements imposed by the
PRC, and accompanied by a written explanation of those items being appealed. Until said copies
are. on file,. no further development approval shall occur, and no further action by the Commission
shall take place. An applicant may appeal only certain aspects of site plan review, and in the
absence of discretionary_ review by the Commission, or review pursuant to a petition, all other
aspects of the site plan shall be final. Any notice of appeal shall state with particularity the aspects
