Ordinance Requirements:

Show the location of existing water lines.

Change the name of "Eagles Nest" to "Eagle Avenue".

The proposed dumpster pad must be 12' x 12'. The location should also be shifted so that

instead of the 75 points each as shown. (This will change the final point total to 9285.)

_ Will the main telephone termination be in the one story building or will it b e in the model
home? The owner/developer is responsible for placing and providing one 4" conduit with
pull string from the outside building termination to the G.T.E. phone lines located along
the Highway 6 Frontage Road. Termination shall be within 20' of power - if not, a 8' x
5/8" copper ground rod must be provided and placed by the developer at the base'......, of
termination. If telephone service is required in the model home (office), .the developer is
responsible for providing and placing the conduit and wire between the two buildings.

A Project Review Committee meeting was held Wednesday, February 19, 1997 to discuss the
above mentioned parking lot plan. Commissioner Garner moved to approve the site plan with the
following ordinance .requirements and comments. '(The following- is a list of ordinance
requirements and comments identified by the Project Review Comnttee. .This list does not
relieve the applicant of total compliance with all current ordinance requirements.)

City Engineer Laza seconded. the motion to approve the site plan with the above mentioned
conditions which passed unopposed (3 - 0).
SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE REVISED
SITE PLAN ATTACHED TO CONTINUE WITH PHASE II OF THE BUILDING PERMIT

APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee
to the Planning and Zoning Commission within five days after the PRC Committee meeting.
Failure to appeal .the PRC .action shall constitute a contractual acceptance of all conditions
imposed, and a waiver and surrender of all complaints, defects, or potential invalidity, whether
under state or federal law.. An applicant appealing the decision of the PRC shall file ten copies of
the final site .plan as approved by the PRC, showing all changes and requirements imposed by the
PRC, and accompanied by a written explanation of those items being appealed. Until said copies
are on file, no further development approval shall occur, and no fixrther action by the Commission
shall take place. An applicant may appeal only certain aspects of site plan review, and in the
absence of discretionary review by the Commission,. or review pursuant to a petition, all other
aspects of the site plan shall be final. Any notice of appeal shall state with particularity the aspects
