Dartmouth Crossing

Ordinance Requirements:
_ Show the proposed shared access easements. (Shared access will be required between the
C-N lot and the R-5 lot
Depending on the shared driveway location between the C-N and R-5 lots along
- Dartmouth, extend the median as far back as possible.
Provide a lot and block number for the C-N and R-5 zoned lots.
Show Dartmouth Drive as a 90' right-of--way. (Modify the street cross section detail to
- include a 90' right-of--way, a 7' bike lane and an 8' dunension from the back of curb to the
edge of the sidewalk.
_ How are you. proposing to sewer the property on the southwest comer of Dartmouth and
Southwest Parkway?
_ Modify the intersection of Southwest Parkway and .Dartmouth to show the current
property line and the proposed right-of--way.
_ Parkland dedication will be required for the R-5 and R 2 zoned tracts in the amount of
$225 per unit. (The R-2 portion will be $225 x 36 units.)
Verify that the width. of lot 16, at the 25' setback line, is the minimum 70'.
_ Streetscape. will be required at the time of final plat of the R-2 portion. (Projects -
Southwest Parkway Street project and electrical (timing with Streetscape)?)
_ Add a general note that there will be no access to Dartmouth Drive from lots 1-7, block 1
or lot 18, block 1. Lot 1, block 1 must take access from the long side of Teal Drive.
How will detention be handled for the entire property? What happens to the proposed
storm sewer: at the end of Dartmouth Drive? .What will it tie into and. where?
Provide a drainage easement for the existing creek on the R-5 zoned lot.
Comments/Concerns:
_ Coordinate electrical details with Electrical Operations Coordinator Tony Michalsky at
(409) 764-3660.
_ At the time of final plat, easements will be required. Coordinate telephone service details
with G.T.E. Representative Laverne Akin at (409).821-4723.

on the oversized participation information. I hope to have the
information by Thursday, October 23rd or at least in sufficient
detail to discuss it with you. The next submission deadline is
October 29th and I hope to have the Final Plat and Construction
Plans ready to turn in by that date.
