SUBJECT: Master Preliminary Plat -Wheeler Subdivision; proposed subdivision totaling
12.7 acres divided into two C-B and one: A-P lot located on the southwest corner
and southeast corners of Lincoln Avenue and University Drive. (97-317)
A Presubmission Conference meeting was held Wednesday, August 20, 1997 to discuss the above
mentioned preliminary plat. The following is a list of ordinance requirements identified by the
Presubmission Conference. This list.. does not relieve the applicant of total compliance with
all current ordinance requirements.
Ordinance Requirements:
_ Due. to the proposed .raised medians along University Drive, the current driveway
ordinance. and existing curb cuts, the access. points for the subject properties are very
limited. The actual locations can be addressed with the preliminary or final plat..
There is limited sanitary sewer. capacity in this area. In order to develop the C-B zoned
property ,(the 8.5 acre reserve tract and. the 2.5 acre lot 1, block 1), a development
agreement must be executed that outlines the timing and limits of the necessary
improvements. The City is interested in participating. in the upgrades above those required
by the development of this property.
