Metes and bounds description of all that certain 65.26 acre tract or parcel of land, lying
and being situated in the Sterrett D. Smith League, Abstract No. 210, Brazos County, Texas, and
being a portion of the. remainder of that same 595.83 acre tract conveyed from Donald S.
Moms, et al to Nantucket, Ltd:, as described by deed. recorded in VOLUME 531, PAGE 398 of
the Official Records of Brazos County, Texas, said 65.26 acre tract being more particularly
described` as follows:
BEGINNING at the east corner of said 595.83 acre tract, and. lying in the southwest
right-of-way-line of Texas State Highway No. 6.
THENCE S 68° 30' 39" W - 584.75 feet with the southeast line of said 595.83 acre tract
to a point for comer, and being the east corner of Nantucket Phase Five, as depicted by plat
recorded in VOLUME 2512. PAGE 313 of said Official Records:
THENCE N 39° 46' 04" W - 1706.83 feet across said..595.83 acre tract with the northeast

line of said Nantucket Phase Four to a point for angle point.
THENCE S 09° 13' 18" W - 60.50 feet with the existing southwest right-of--way line of
Mariners Cove to a point for beginning of a curve to the left.
THENCE in a southwesterly direction for a distance of 144.60 feet along the arc of said
curve (Curve data: central angle = 03°46'17", radius= 2196.78. feet, tangent= 72.33 feet, the
chord dears S 07° 20' 09" W - 144.57feet) to a point for end of said curve and the beginning of a
curve to the right.
THEN E in a southwesterly direction for a distance of 39.53 feet along the arc of said

THENCE N 83° 56' 38°' W - 79.54 feet with said right-of--way line to a point far
beginning;of a curve to the right.
THE E in a northwesterly direction for a distance of 252.40' feet along the arc of said
curve (Curve data: central angle =10°38'01 ",.radius=1360..00 feet, tangent= 126.57 feet, the
chord bears N 78° 3T 37" W - 252.04 feet) to'a point for end of said curve.
THENCE N 71° 58' 22" W - 200.00 feet with said right-of--way line to a point for
beginning of a curve to the right.Said point being also the notheast corner of Nantucket Phase

THENCE in a northwesterly direction for a distance of 573.78 .feet along the arc of said

THENCE in a northeasterly direction for a distance of 165.16 feet along the arc of said
curve (Curve data: central angle = 09°45'20", radius= 970.00 feet, tangent= 82.78 feet, the chord
bears N 57° 1T 33" E - 164.96. feet} to a point for end of said curve.
THENCE N 62° 10' 13" E - 380.00 feet with said right-of--way line to a point for
beginning of a curve to the left.
THENCE in a northeasterly direction for. a distance of 230.96 feet along the arc of said
curve (Curve data: central angle = 10°45'30' ;.radius= 1230.00 feet, tangent= 115.82 feet, the
