A variance to the subdivision regulations allowing 60 feet instead of 70 feet of street right-of-way on existing streets is being requested. (Planning Case No. 97-309) Item Summary: The master preliminary plat is located in the City of College Station's Extra Territorial Jurisdiction (ETJ) and includes approximately 423.8 acres located around Boxley Bend, Dogwood Trail, and River Road in the S. Jones League, A-27. Policy Issue Statement: Civic Pride -Citizens benefit from well-planned, attractive residential and commercial areas, and from preserving historic areas. Item Background: This subdivision. plat contains property that was subdivided without being platted.. These lots will eventually need to be legitimized through. platting.. Any further resubdivision of the existing lots. will require platting as well. The applicant owns Lot 9 and intends to plat the south corner of the property into a separate lot in the near future.
