Wiseman Estates E.T.J. Preliminary Plat
Case #97-306
Staff met on Friday, Aprilll, 1997 and reviewed the above mentioned preliminary plat. At that
meeting, -staff determined that the plat was incomplete and not ready for review by the
Presubmission Conference until the following items have been addressed.•

o floodplain or floodway exist on this property? Show the location of each to
etermine if each lot is a buildable lot.
~ _ Clearly designate the boundary of the subject .property. It is diil'icult to determine the
limits of the property primanly due to .the line weight. A darker line should delineate the
plat boundary.
,/ _ Crystal Circle does. not `appear to connect with State Highway 6 through a dedicated
easement or right-of-way. Clarify this condition on the preliminary plat and note if
additional easements will be dedicated by separate instrument.
~ _ Is Crystal Circle from the subject property to State Highway 6 a part of the subject
property? If not, it must be dedicated by separate instrument and the volume and page
number reflected on the final plat.
v Show the 10' additional right-of--way dedication along. Crystal. Circle as part of this
preliminary plat or note that it wily be dedicated by separate. mstrument. The volume and
page number of that dedication must be shown on the final plat.
~/ _ Is there a culvert proposed under Christina Circle between lots 8 and 14 for the existing
channel?

7'7 _ .Correct the total acreage. of the subject, property. The acreage in the .title block and the

In the title block, note the date of submittal/preparation.
~ The street names .provided will need to be reviewed by the 911 Emergency System and

_ Show the approximate lot dimensions.
Provide a basis. of bearing for the survey.

Correct the note referencing A-O Agriculture Open zoning. The property is outside the
city limits and is not zoned.

is a way to make the lot and block numbers flowmore sequentially.

Here are revised copies of the Wiseman Preliminary
Plat. The plat has been approved by the Commissioners Court
as shown on the copy of the Letter from Mr. Vance. I have made
most of the corrections that was outlined on your letter dated
April l4, 1997. Some of them are riot applicable to the
Preliminary Plat and some I did not understand. If you have
questions, please call me at 589-2457.

Dear Mr. Wiseman,
We have reviewed the preliminary plat submitted on Wednesday, April 9, 1997 for the Wiseman
Estates Subdivision located within the city of College .Station's extra-territorial jurisdiction. Staff
has determined that .several items must be addressed before the plat is scheduled for review by the
Presubmission Conference or the Planning and Zoning Commission.
I have included a copy of the' staff notes and the redlined preliminary plat for your review. If you

On Tuesday,. May 27, 1997, the Brazos. County. Commissioners' Court discussed and
a roved the referenced lat rovided the following corrections are made:

TO WHOM IT MAY CONCERN:
Ir. William W. Wiseman, Trustee for the Crystal C. Wiseman
90 Trust, Owner of the land shown on the attached plat and requested
to be approved as the WISEMAN ESTATES SUBDIVISION, hereby request
the following variances to the Subdivision Regulations:
(1) I request that a variance to the maximum length of a
cul-de-sac be granted as shown on the proposed plat.
.This subdivision is composed of .large lots and will
not .create the traffic problems associated with the
higher density subdivisions for which the length
requirement was created. The total number of lots
in this subdivision is small and all lots will be
restricted to residential use only.
(2) I request a variance to the requirement that the plat
be drawn on a scale of l" = 100' or smaller. In this
case,. the three sheets would be required to show the
entire area.. It is much. better to allow the l" = 200'
scale and put the plat on one. sheet..
Thank you for granting these variances. We look forward to the
development of a quality subdivision for residential purposes in
south Brazos County and the City of College Station Extra-territorial
Jurisdiction.
